AN ORDINANCE
GRANTING A CONDITIONAL USE FOR A MASTER SIGNAGE PLAN
(2250 West Highland Avenue)
WHEREAS, written application has been made for a conditional
use for a master signage plan in the CF Community Facility District
at 2250 West Highland Avenue; and
WHEREAS, the Zoning and Subdivision Hearing Board conducted a
public hearing after due notice by publication and has submitted
its Findings of Fact .
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY
OF ELGIN, ILLINOIS :
Section 1 . That a conditional use for a master signage plan
in the CF Community Facility District at 2250 West Highland Avenue
and legally described as follows :
LOT 198 IN VALLEY CREEK UNIT NO. 1, BEING A
SUBDIVISION OF PART OF THE SOUTH HALF OF SECTION 9,
TOWNSHIP 41 NORTH, RANGE 8 EAST OF THE THIRD PRINCIPAL
MERIDIAN, ACCORDING TO THE PLAT THEREOF, RECORDED IN THE
RECORDER' S OFFICE OF KANE COUNTY, ILLINOIS, ON MARCH 29,
1979 AS DOCUMENT NO. 1498364 , BEING SITUATED IN THE CITY
OF ELGIN, KANE COUNTY (PROPERTY COMMONLY KNOWN AS
2250 WEST HIGHLAND AVENUE) .
be and is hereby granted subject to the following conditions :
1 . Substantial conformance to the Statement of
Purpose, encompassing a letter from Bill Warren, dated
January 24 , 2003 , sign elevations, and a sign placement
plan.
2 . The proposed freestanding sign shall be a fully
conforming monument style sign and shall not contain an
electronic message center.
3 . Compliance with all other applicable codes and
ordinances .
Section 2 . That the conditional use granted herein shall
expire if not established within one year from the date of passage
of this ordinance.

el. Section 3 . That this ordinance shall be in full force and
effect immediately after its passage in the manner provided by law.
