AN ORDINANCE
RECLASSIFYING PROPERTY AT 425 JEFFERSON AVENUE
WHEREAS, written application has been made to reclassify
certain property located at 425 Jefferson Avenue from RC3
Residence Conservation District to RB Residence Business
District; and
WHEREAS, the Planning and Development Commission has
conducted a public hearing after due notice and submitted its
written findings and recommendations to the City Council; and
WHEREAS, the City Council has reviewed the recommendations
of the Planning and Development Commission and concurs in such
recommendations .
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE
CITY OF ELGIN, ILLINOIS:
Section 1 . That Chapter 19 . 07 , Section 19 . 07 . 600 entitled
"Zoning District Map" of the Elgin Municipal Code, 1976 , as
amended, be and the same is hereby further amended by adding
thereto the following paragraph:
"The boundaries hereinafter laid out in the
' Zoning District Map' , as amended, be and are hereby
altered by excluding from the RC3 Residence
Conservation District District and including in the
RB Residence Business District, the following
described property:
THAT PART OF LOT 4 OF I . S . BARTLETT' S ADDITION
TO ELGIN, DESCRIBED AS FOLLOWS; BEGINNING AT A POINT
IN THE NORTH LINE OF SAID LOT 4 BEING ALSO THE SOUTH
LINE OF JEFFERSON AVENUE; 13 . 50 FEET EAST OF THE
NORTHWEST CORNER OF SAID LOT; THENCE SOUTHERLY
PARALLEL TO THE EAST LINE OF SAID LOT 62 . 75 FEET;
THENCE SOUTHEASTERLY 53 . 65 FEET TO A POINT IN THE
SOUTHERLY LINE OF SAID LOT, 20 FEET EASTERLY FROM THE
SOUTHWEST CORNER THEREOF; THENCE EASTERLY ALONG SAID
SOUTHERLY LINE OF SAID LOT 4 , 46 . 70 FEET TO A LINE
DRAWN PARALLEL WITH AND 4 .54 FEET WEST OF THE EAST
LINE OF SAID LOT; THENCE NORTH ALONG SAID PARALLEL
LINE 115 . 8 FEET TO THE NORTH LINE OF SAID LOT; THENCE
WEST ALONG SAID NORTH LINE 50 FEET TO THE POINT OF
BEGINNING; IN THE CITY OF ELGIN, KANE COUNTY,
ILLINOIS. "
Section 2 . That this ordinance shall be in full force and
effect from and after its passage in the manner provided by
law.
