AN ORDINANCE
RECLASSIFYING PROPERTY AT 170 N. MCLEAN BOULEVARD
WHEREAS, written application has been made to reclassify
certain property located at 170 N. McLean Boulevard from RC1
Residence Conservation District to RB Residence Business
District; and
WHEREAS, the Planning and Development Commission has
conducted a public hearing after due notice and submitted its
written findings and recommendations to the City Council; and
WHEREAS, the City Council has reviewed the recommendations
of the Planning and Development Commission and concurs in such
recommendations .
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE
CITY OF ELGIN, ILLINOIS :
Section 1 . That Chapter 19 . 07 , Section 19 . 07 . 600 entitled
"Zoning District Map" of the Elgin Municipal Code, 1976 , as
amended, be and the same is hereby further amended by adding
thereto the following paragraph:
e+ "The boundaries hereinafter laid out in the
' Zoning District Map' , as amended, be and are hereby
altered by excluding from the RC1 Residence
Conservation District and including in the RB
Residence Business District, the following described
property:
THE FOLLOWING DESCRIBED PROPERTY EXCEPT THE
SOUTH 25 FEET THEREOF, AS MEASURED ON THE SOUTH LINE;
THAT PART OF THE NORTHWEST QUARTER OF SECTION 15,
TOWNSHIP 41 NORTH, RANGE 8 EAST OF THE THIRD
PRINCIPAL MERIDIAN, DESCRIBED AS FOLLOWS : BEGINNING
AT THE INTERSECTION OF THE EAST LINE OF SAID
NORTHWEST QUARTER WITH THE CENTER LINE OF HIGHLAND
AVENUE; THENCE WESTERLY ALONG SAID CENTER LINE, A
DISTANCE OF 358 . 06 FEET; THENCE SOUTHWESTERLY ALONG A
LINE THAT FORMS AN ANGLE OF 99 DEGREES 35 MINUTES TO
THE LEFT WITH A PROLONGATION OF THE LAST DESCRIBED
COURSE, A DISTANCE OF 257 . 25 FEET; THENCE
SOUTHEASTERLY ALONG A LINE THAT FORMS AN ANGLE OF 85
DEGREES 02 MINUTES TO THE LEFT WITH THE PROLONGATION
OF THE LAST DESCRIBED COURSE, A DISTANCE OF 360 . 40
FEET TO A POINT ON THE EAST LINE OF SAID NORTHWEST
QUARTER, SAID POINT BEING 228 . 70 FEET SOUTHERLY OF
(AS MEASURED ALONG SAID EAST LINE) THE PLACE OF
BEGINNING; THENCE NORTHERLY ALONG SAID EAST LINE, A
DISTANCE OF 228 . 70 FEET TO THE PLACE OF BEGINNING.

CONTAINING 1 . 983 ACRES, MORE OR LESS . "
Section 2 . That the reclassification of the above
described property be and is hereby subject to the following
condition:
Access shall be limited to the West Highland
Avenue street frontage. The location and design to
be subject to the review and approval of the
Engineering Division of the Department of Public
Works, and the Department of Code Administration and
Neighborhood Affairs .
Section 3 . That this ordinance shall be in full force and
effect from and after its passage in the manner provided by
law.
