AN ORDINANCE
RECLASSIFYING PROPERTY AT 1375 GIFFORD ROAD
WHEREAS, written application has been made to reclassify
certain property located at 1375 Gifford Road from GI General
Industrial District to PGI Planned General Industrial District;
and
WHEREAS, the Planning and Development Commission has
conducted a public hearing after due notice and submitted its
written findings and recommendations to the City Council; and
WHEREAS, the City Council has reviewed the recommendations
of the Planning and Development Commission and concurs in such
recommendations .
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE
CITY OF ELGIN, ILLINOIS:
Section 1 . That Chapter 19 . 07, Section 19 . 07 . 600 entitled
"Zoning District Map" of the Elgin Municipal Code, 1976 , as
amended, be and the same is hereby further amended by adding
thereto the following paragraph:
elk "The boundaries hereinafter laid out in the
' Zoning District Map' , as amended, be and are hereby
altered by excluding from the GI General Industrial
District and including in the PGI Planned General
Industrial District, the following described
property:
THAT PART OF THE EAST HALF OF THE SOUTHEAST
QUARTER OF SECTION 30, TOWNSHIP 41 NORTH, RANGE 9
EAST OF THE THIRD PRINCIPAL MERIDIAN, BOUNDED AND
DESCRIBED AS FOLLOWS: BEGINNING AT THE INTERSECTION
OF THE EAST LINE OF GIFFORD ROAD (SAID LINE BEING
50 . 0 FEET EAST OF AND PARALLEL WITH THE CENTER LINE
THEREOF) WITH THE SOUTH LINE OF LOT TWO ACCORDING TO
DEED LOCATION 1168 . 49 FEET NORTH OF THE CENTER LINE
OF SPAULDING ROAD AND THE DIVISION OF SAID SECTION
30, AS SHOWN ON THE PLAT THEREOF RECORDED JULY 1,
1848 AS DOCUMENT NO. 20204 (ANTI-FIRE) ; THENCE SOUTH
89 DEGREES, 3 MINUTES, 13 SECONDS EAST, BEING AN
ASSUMED BEARING ON THE SOUTH LINE OF SAID LOT TWO, A
DISTANCE OF 703 . 03 FEET; THENCE SOUTH 2 DEGREES, 2
MINUTES, 55 SECONDS WEST ON A LINE PARALLEL WITH THE
SOUTH LINE OF SAID LOT TWO, A DISTANCE OF 703 . 03 FEET
TO THE EAST LINE OF SAID GIFFORD ROAD; THENCE NORTH 2
DEGREES, 2 Minutes, 55 SECONDS EAST ON THE EAST LINE
eft OF SAID GIFFORD ROAD, A DISTANCE OF 723 . 03 FEET TO
THE POINT OF BEGINNING, ALL IN COOK COUNTY,
ILLINOIS. "
rm. Section 2 . That the reclassification of the above
described property be and is hereby subject to the following
conditions :
1 . Substantial conformance with the Landscape
Plan prepared by MDM Design Group, Inc . , last revised
June 6 , 1997 .
2 . Compliance with all other applicable codes
and ordinances .
Section 3. That this ordinance shall be in full force and
effect from and after its passage in the manner provided by
law.
