G22-95 Ordinance No. G22-95 AN ORDINANCE GRANTING A CONDITIONAL USE FOR A MOTOR VEHICLE SERVICE STATION AND CAR WASH AT 2455 SOUTH STREET WHEREAS, written application has been made for an AB Area Business District conditional use for a motor vehicle service station and car wash at 2455 South Street; and WHEREAS, the Zoning and Subdivision Hearing Board conducted a public hearing after due notice by publication and has submitted its findings of fact and recommended approval; and WHEREAS, the City Council of the City of Elgin concurs in the findings and recommendation of the Zoning and Subdivision Hearing Board. NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ELGIN, ILLINOIS: Section 1 . That the City Council of the City of Elgin hereby adopts the findings of fact made by the Zoning and Subdivision Hearing Board, a copy of which is attached hereto and made a part hereof by reference as Exhibit A. Section 2 . That a conditional use for a motor vehicle service station and car wash at 2455 South Street and legally described as follows : LOT NO. 4 OF DARLENE MCDERMOTT' S SUBDIVISION, BEING A SUBDIVISION OF PART OF THE SOUTHWEST 1/4 OF SECTION 16, PART OF THE SOUTHEAST 1/4 OF SECTION 17, PART OF THE NORTHEAST 1/4 OF SECTION 20, AND PART OF THE NORTHWEST 1/4 OF SECTION 21, ALL IN TOWNSHIP 41 NORTH, RANGE 8 EAST OF THE THIRD PRINCIPAL MERIDIAN, IN THE CITY OF ELGIN, ELGIN TOWNSHIP, KANE COUNTY, ILLINOIS. be and is hereby granted subject to the following conditions : 1 . Compliance with the following plan sheets prepared for Shell Oil Company: Sheet SP-1 Site Plan, Kurtz Associates Architects, and revised 2/3/95; Sheet SP-2 Grading Plan, Kurtz Associates Architects, and revised 12/8/94 ; Sheet SP-3 Utility Plan, Kurtz Associates Architects, and revised 12/8/94; rft. Sheet A-2 Elevations, Kurtz Associates Architects, and revised 12/6/94 ; Sheet A-3 Elevations, Kurtz Associates Architects, and revised 8/23/94 ; Sheet SGP-1 Signage Plan, Kurtz Associates Architects, and revised 2/7/95; Sheet SGE-1 Sign Elevations, Kurtz Associates Architects, and revised 2/7/95; Sheet LP01 Landscape Plan, Hitchcock Design Group, and revised 2/14/95; Sheet LP02 Landscape Detail/Specification Sheet, Hitchcock Design Group, and revised 8/29/94 ; and Sheet LO Lighting Plan, Lighting Systems, and revised 8/1/94 . 2 . Compliance with all applicable codes and ordinances . Section 3 . That the conditional use granted herein shall expire if not established within one year from the date of passage of this ordinance. Section 4 . That this ordinance shall be in full force and effect immediately after its passage in the manner provided by law.
