G44-90 Ordinance No. G44-90 AN ORDINANCE CLASSIFYING CERTAIN NEWLY ANNEXED TERRITORY - (Bartels Farm) WHEREAS, the territory herein described has been annexed to the City of Elgin; and WHEREAS, written application has been made to classify said territory in the M-2 General Manufacturing District; and WHEREAS, after due notice in the manner provided by law the Land Use Committee conducted a public hearing concerning said application and has submitted its written findings and recommendation; and - WHEREAS, the City Council of the City of Elgin, Illinois, has reviewed the findings and recommendations of the Land Use Committee and concurs in its recommendation. NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ELGIN, ILLINOIS: Section I. That Chapter 1 9.08, Section 1 9.08.020, entitled "Zoning District Map" of the Elgin Municipal Code, 1976, as amended, be and the some is hereby further amended by adding thereto the following paragraph: "The boundaries hereinbefore laid out in the 'Zoning District Map', as amended, be and are hereby altered by including in the M-2 General Manufacturing District, the following described property: Of that part of the Southeast Quarter and the East Half of the Southwest Quarter of Section 30, and the Northeast Quarter of Section 31, all in Township 42 North, Range 8 East of the Third Principal Meridian, described as follows: Commencing at the Southeast Corner of said Southeast Quarter of Section 30; thence North 01 degree 58 minutes 34 seconds East, along the East line of said Southeast Quarter, a distance of 807.28 feet to the Southwest Corner as monumented of Walnut Hill of Sleepy Hollow, being a subdivision of part of Section 29, township and range aforesaid; thence North 88 degrees 18 minutes 52 seconds West, along the westerly extension of the South line as monumented of said Walnut Hill of Sleepy Hollow, a distance of 85.21 feet to the West line of the Illinois State Toll Highway Commission Parcel No. N-4D-56.2; thence South 02 degrees 40 minutes 31 seconds West, along said West line, a distance of 11.70 feet to the Northeast Corner of the Illinois Toll Highway Commission Parcel No. N-4D-56.12, for the point of beginning; thence continuing South 02 degrees 40 minutes 31 seconds West, along the East line of said Parcel No. N-4D- 56.12, a distance of 33.00 feet to an angle in said Parcel No. N-4D-56.12; thence South 05 degrees 09 minutes 19 seconds West, along said East line, a distance of 301.39 feet to an angle in said Parcel No. N-4D-56.12; thence South 06 degrees 22 minutes 22 seconds West, along said East line, a distance of 200.56 feet to an angle in said Parcel No. N-4D-56.12; thence South 09 degrees 28 minutes 44 seconds West, along said East line, a ?IL distance of 231.41 feet to the Southeast Corner t C rn r of said Parcel No. N-4D-56.12; thence South 02 degrees 02 minutes 00 seconds West, along a westerly line of the Illinois State Toll Highway Commission Parcel No. N-4D-56.3, a distance of 33.00 feet to the Southwest Corner thereof; thence South 09 degrees 15 minutes 02 seconds West, along the West line of the Illinois Toll Highway Commission Parcel No. N-4D-56.4, a distance of 74.86 feet to the northeasterly line as monumented of the Illinois Toll Highway Commission Parcel No. N-4D-56; thence North 58 degrees 16 minutes 37 seconds West, along the said northeasterly line and along the northeasterly line as monumented of the Illinois State Toll Highway Commission Parcel No. N-4D-55, a distance of 4391.34 feet to the West line of the East Half of the aforesaid Southwest Quarter of Section 30; thence North 01 degree 50 minutes 59 seconds East, along said West line, a distance of 492.17 feet to the North line of said Southwest Quarter; thence South 88 degrees 52 minutes 08 seconds East, along said North line, a distance of 1322.81 feet to the East line of said Southwest Quarter; thence _ South 01 degree 51 minutes 47 seconds West, along the said East line, a distance of 1230.31 feet to a line that is 33.00 feet (measured at right angles) northeasterly of and parallel with the aforesaid northeasterly line as monumented of Parcel No. N-4D-56; thence South 58 degrees 16 minutes 37 seconds East, along said parallel line, a distance of 2728.86 feet to a line that is 33.00 feet (measured at right angles) northerly of and parallel with the South line of aforesaid Southeast Quarter of Section 30; thence Sbuth 88 degrees 28 minutes 34 seconds East, along said parallel line, a distance of 95.59 feet to the Southwest Corner of aforesaid Parcel No. N-4D-56.12; rthence North 09 degrees 28 minutes 44 seconds East, along the westerly line of said Parcel No. N-4D-56.12, a distance of 235.13 feet to an angle in said Parcel No. N-4D-56.12; thence North 06 degrees 22 minutes 22 seconds East, along said westerly line, a distance of 199.32 feet to an angle in said Parcel No. N-4D-56.12; thence North 05 degrees 09 minutes 19 seconds East, along said westerly line, a distance of 300.32 feet to an angle in said Parcel No. N-4D-56.12; thence North 02 degrees 40 minutes 31 seconds East, along said westerly line, a distance of 32.41 feet to the Northwest Corner of said Parcel No. N-4D-56.12; thence South 87 degrees 05 minutes 52 seconds East, along the North line of said Parcel No. N-4D-56.12, a distance of 33.00 feet to the point of beginning. Being situated in Dundee Township, Kane County, Illinois and containing 29.59 acres more or less." Section 2.
