AN ORDINANCE
RECLASSIFYING PROPERTY ON THE WEST SIDE OF SOUTH McLEAN BOULEVARD,
SOUTH OF SPARTAN MEADOWS GOLF COURSE
WHEREAS, written application has been made to reclassify certain property
located on the west side of South McLean Boulevard, south of Spartan Meadows Golf
Course, from R-3 Two Family Residence District to R-2 Single Family Residence
District; and
WHEREAS, the Land Use Committee has conducted a public hearing after due
notice and submitted its written findings and recommendations to the City Council; and
WHEREAS, the City Council has reviewed the recommendations of the Land Use
Committee and concurs in such recommendations.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
ELGIN, ILLINOIS:
Section I. That Chapter 19.08, Section 19.08.020, entitled "Zoning District Map"
of the Elgin Municipal Code, 1976, as amended, be and the same is hereby further
amended by adding thereto the following paragraph:
"The boundaries hereinbefore laid out in the 'Zoning District Map', as
amended, be and are hereby altered by excluding from the R-3 Two Family
Residence District and including in the R-2 Single Family Residence
District, the following described property:
That part of the Northwest Quarter of Section 27, Township 41 North,
Range 8, East of the Third Principal Meridian, described as follows:
Commencing at the centerline of McLean Boulevard and being at the
Northeast Corner of Elgin Estates, Unit Number I, being a subdivision of
part of the West Half of said Section 27; thence westerly on an assumed
bearing of North 90 degrees West, along the North line of said Elgin
Estates, Unit No. I, 50.13 feet to the point of beginning; thence continuing
westerly along the North line of Elgin Estates, Unit No. I, 520.98 feet;
thence North 00 degrees West, 70.00 feet; thence North 27 degrees East,
145.00 feet; thence North 63 degrees West, 15.00 feet; thence North 35
degrees 06 minutes 19 seconds West I60.11 feet to a point on a curve,
concave westerly and having a radius of 795.00 feet; thence northerly along
said curve, the chord bearing North 3 degrees 35 minutes 37 seconds East,
818.19 feet to a point on a curve, concave southerly and having a radius of
1,021 feet; thence easterly along said curve, the chord bearing North 72
degrees 58 minutes 55 seconds East, 149.50 feet; thence South 12 degrees
38 minutes 38 seconds East, 3.25 feet; thence South 13 degrees 04 minutes
30 seconds East, 395.88 feet; thence South 04 degrees 58 minutes 52
seconds West, 392.57 feet; thence South 85 degrees 27 minutes 01 seconds
East, 340 feet to a point on a curve, concave easterly and having a radius
of 34,427.50 feet; thence southerly along said curve, the chord bearing
South 4 degrees 18 minutes 42 seconds West 286.75 feet to a point of
tangency; thence South 04 degrees 04 minutes 21 seconds West, 69.11 feet
to the point of beginning, in the City of Elgin, Kane County, Illinois and
containing 7.19 acres, more or less."
Section 2. That this ordinance shall be in full force and effect from and after its
passage and approval in the manner provided by law and shall be published in pamphlet
form by authority of the City Council.
