G35-79 Ordinance No. G35-79 eft- AN ORDINANCE RECLASSIFYING CERTAIN PROPERTY LOCATED ON ROUTE 19, BETWEEN MAROON FIELD AND BIGGERS CHEVROLET, ELGIN, ILLINOIS WHEREAS, written application has been made to reclassify certain property on Route 19, between Maroon Field and Biggers Chevrolet from R-4, General Residence District, to R-3, Two-Family Residence District; and WHEREAS, the Land Use Committee has conducted a public hearing after due notice and submitted its report and recommendations to the City Council; and WHEREAS, the City Council has reviewed the recommendations of the Land Use Committee and concurs in such recommendations. NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ELGIN, ILLINOIS: Section 1. That Chapter 19.08, Section 19.08.020, entitled "Zoning District Map", of the Elgin Municipal Code, 1976, as amended, be and the same is hereby further amended by adding thereto the following paragraph: elk "The boundaries hereinbefore laid out in the 'Zoning District Map' , as amended, be and are hereby altered by excluding from R-4, General Residence District, and includ- ing in R-3, Two-Family Residence District, the following described property: That part of the Northwest quarter of Section 20, Township 41 North, Range 9 East of the Third Principal Meridian described as follows: Commencing at the intersection of the Southerly right of way line of State Route 19 with the center line of Lovell Road; thence South 8 degrees 27 minutes 18 seconds West along the center line of Lovell Road 1291.93 feet to an angle in said center line; thence South 5 degrees 07 minutes 50 seconds West along said center line 229.58 feet for the place of beginning; thence North 85 degrees 25 minutes 10 seconds West 1001.22 feet; thence North 8 degrees 20 minutes 50 seconds East 1430.76 feet to the Southerly right of way line of State Route 19; thence Easterly, along said South- erly right of way line, being along a curve to the left having a radius of 1975.23 feet, a distance of 80.0 feet; thence South 16 degrees 49 minutes 34 seconds East 526.34 feet; thence South 77 degrees 26 minutes 17 seconds East 225.0 feet to the Easterly line of a strip of land heretofore dedicated for a public street (Lehman Drive) ; thence South- easterly along said Easterly line, being along a curve to the left having a radius of 308.0 feet, a distance of 505.88 feet to a point of tangent in said Easterly line; thence South 81 degrees 32 minutes 42 seconds East, tangent to the last described curve, 151.87 feet to the center line of Lovell Road; thence South 8 degrees 27 minutes 18 seconds West along said center line 308.57 feet to an angle in said center line; thence South 5 degrees 07 minutes 50 seconds West along said center line 229.58 feet to the place of beginning. Containing 19.700 Acres in the City of Elgin, Cook County, Illinois." Section 2.
