G25-79 Ordinance No. G25-79 folk AN ORDINANCE RECLASSIFYING CERTAIN PROPERTY LOCATED IN THE CITY OF ELGIN WHEREAS, written application has been made to reclassify certain property located north of Route 58 and east of Lord's Park Manor from R-4, General Residence District, B-1, Community Business District and B-3, Service Business District, to R-4, General Residence District and B-3, Service Business District; and WHEREAS, the Land Use Committee has conducted a public hearing after due notice and submitted its report and recommendations to the City Council; and WHEREAS, the City Council has reviewed the recommendations of the Land Use Committee and concurs in such recommendations. NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ELGIN, ILLINOIS: Section 1. That Chapter 19.08, Section 19.08.020, entitled "Zoning District Map" of the Elgin Municipal Code, 1976, as amended, be and the same is hereby further amended by adding thereto the following paragraph: "The boundaries hereinbefore laid out in the 'Zoning District Map' , as amended, be and are hereby altered by excluding from R-4, General Residence District, B-1, Community Business District and B-3, Service Business District, and including in R-4, General Residence District and B-3, Service Business District, the following described property: R-4, General Residence District: Part of the South Half of Section 7, Township 41 North, Range 9 East of the Third Principal Meridian, described as follows: Beginning at the Southeast corner of Lot 5 in the Circuit Court Partition of parts of Section 6 and 7, Township and Range aforesaid, according to the plat recorded in the Recorder's Office of Cook County on February 18, 1918 as Document No. 6272373 in Book 151 of Plats, page 39; thence North 1 degree 18 minutes East along the East line of said Lot 5, a distance of 393.0 feet; thence North 89 degrees 12 minutes East, a distance of 182.0 feet; thence North 1 degree 18 minutes East parallel with the East line of said Lot 5, a distance of 110.0 feet; thence North 89 degrees 12 minutes East, a distance of 473.12 feet; thence South- erly a distance of 505.95 feet to a point on the South line of the Northeast Quarter of the Southwest Quarter of said Section 7, that is 651.65 feet Easterly of the place of beginning; thence Southerly along a continuation of the last described course, 25.0 feet; thence Westerly along a line 25 feet South of and parallel with the South line of the Norhteast Quarter of the Southwest Quarter of Section 7, Township 41 North, Range 9 East of the Third Principal Meridian, a e distance of 342.15 feet; thence South 2 degrees West 66 feet; thence Westerly along a curve to the right (the tangent of said curve being at right angles to the last described course) having a radius of 130 feet, a chord distance of 93 feet; thence Northwesterly tangent to the last described curve, a distance of 63.0 feet; thence Southwesterly at aright angle-to the last described course, a distance of 22.0 feet; thence South 88 degrees West 191.5 feet; thence Northeasterly to a point in the South line of Lot 5, aforesaid, said point being 6 feet more or less Westerly of the Southeast corner of Lot 5 aforesaid; thence Easterly along the South line of Lot 5 aforesaid to the place of beginning. B-3, Service Business District: Part of the South Half of Section 7, Township 41 North, Range 9 East of the Third Principal Meridian, described as follows: Commencing at the Northwest corner of the East Half of the Northwest Quarter of Section 18, Township and Range aforesaid; thence North 2 degrees 00 minutes East along the line between the lands of Starrett and Walbaum 1322.0 feet to a point 25.0 feet South of the North line of the South Half of said Section 7; thence North 88 degrees 00 minutes East along a line that is 25.0 feet South of and parallel with the North line of said South Half 401.08 feet for the place of beginning; thence continuing North 88 degrees 00 minutes East along said parallel line 292.71 feet; thence Northeasterly along a line which forms an angle of 46 degrees 00 minutes to the left with a prolonga- tion of the last described course 22.0 feet; thence Southeasterly at a right angle to the last described course, 63.0 feet; thence Easterly along a curve to the left having a radius of 130.0 feet; a chord distance of 93.0 feet; thence South 2 degrees West 636.64 feet to the North line of Evanston Highway (State Route 58) ; thence North 89 degrees 39 minutes West along said North line 340.85 feet; thence North 2 degrees East 255.0 feet; thence North 89 degrees 39 minutes West parallel with the Northerly line of Evanston Highway (State Route 58) , 101.0 feet; thence North 2 degrees East 431.5 feet to the place of beginning." Section 2. That this ordinance shall be in full force and effect from and after its pasaage and approval in the manner provided by law and shall be published ih pamphlet form by authority of the City Council. s/ Richard L.
