AN ORDINANCE
RECLASSIFYING CERTAIN PROPERTY LOCATED BETWEEN HIGHLAND AVENUE AND
COUNTRY KNOLLS SUBDIVISION
WHEREAS, written application has been made to reclassify certain
property located between Highland Avenue and Country Knolls Subdivision
from R-3, Two Family Residence District, and R-4, General Residence
District, to R-2, Single-Family Residence District; and
WHEREAS, the Land Use Committee has conducted a public hearing
after due notice and submitted its report and recommendations to the
City Council; and
WHEREAS, the City Council has reviewed the recommenations of the
Land Use Committee and concurs in such recommendations.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
ELGIN, ILLINOIS:
Section 1. That Chapter 19.08, Section 19.08.020, entitled "Zoning
District Map" of the Elgin Municipal Code, 1976, as amended, be and the same
is hereby further amended by adding thereto the following paragraph:
"The boundaries hereinbefore laid out in the 'Zoning
District Map' , as amended, be and are hereby altered by
excluding from R-3, Two Family Residence District, and R-4,
General Residence District, and including in R-2, Single-
Family Residence District, the following described property:
That part of the North Half of Section 16, Township 41
North, Range 8 East of the Third Principal Meridian, described
as follows: Beginning at the intersection of the East line of
the Northeast Quarter of said Section 16, with a line that is
40.0 feet Southwesterly of (measured at right angles thereto)
and parallel with the center line of Highland Avenue Road;
thence Southerly, along the East line of the Northeast Quarter
of said Section 16, a distance of 843.13 feet to the North line
of Country Knolls, Unit No. 11, being a Subdivision of part of
Sections 15, and 16, Township and Range aforesaid, according to
the plat thereof recorded in the Recorder's Office of Kane
County on April 12, 1966, as Document No. 1067256; thence
Westerly along the North line of said Country Knolls, Unit
No. 11; and along the North line of Country Knolls, Unit No. 12,
being a Subdivision of part of Section 16, as aforesaid, accord-
ing to the plat thereof recorded in the Recorder's Office of
Kane County on August 8, 1966 as Document No. 10747-4, a
distance of 1684.53 feet; thence Northerly, parallel with the
East line of the Northeast Quarter of said Section 16, a distance
of 590.0 feet; thence Northeasterly along a line which forms an
angle of 81 degrees 22 minutes 22 seconds to the right with the
prolongation of the last described course, a distance of 439.38
feet; thence Northeasterly, along a line which forms an angle
of 27 degrees 32 minutes 29 seconds to the left with the prolonga-
tion of the last described course, a distance of 385.55 feet;
thence Northeasterly, along a line which forms an angle of 19
degrees 26 minutes 06 seconds to the left with the prolongation
of the last described course, a distance of 183.79 feet to
a point on a line that is parallel with the center line of
Highland Avenue Road and which passes through the place of
beginning; thence Southeasterly along said parallel line, a
distance of 849.84 feet to the place of beginning. Being
situated in the City of Elgin, Kane County, Illinois and
containing 31.673 Acres more or less."
Section 2. That this ordinance shall be in full force and effect
from and after its passage and approval in the manner provided by law and
shall be published in pamphlet form by order of the City Council.
