AN ORDINANCE
RECLASSIFYING CERTAIN PROPERTY LOCATED AT 845-921 EAST CHICAGO STREET,
ELGIN, ILLINOIS
WHEREAS, written application has been made to reclassify certain
property at 845-921 East Chicago Street, from B-3, Service Business
District, and M-1, Limited Manufacturing District, to B-4, General
Service District; and
WHEREAS, the Land Use Committee has conducted a public hearing after
due notice and submitted its report and recommendations to the City Council;
and
WHEREAS, the City Council has reviewed the recommendations of the Land
Use Committee and concurs in such recommendations.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ELGIN,
ILLINOIS:
Section 1. That Chapter 19.08, Section 19.08.020, entitled "Zoning
District Map" of the Elgin Municipal Code, 1976, as amended, be and the
same is hereby further amended by adding thereto the following paragraph:
"The boundaries hereinbefore laid out in the 'Zoning
District Map' , as amended, be and are hereby altered by
excluding from B-3, Service Business District, and M-1,
Limited Manufacturing District, and including in B-4,
General Service District, the following described property:
All of that part of the South half of Section 18, Town-
ship 41 North, Range 9 East of the Third Principal Meridian
bounded as follows: Commencing at the South East corner of
South West quarter of Section 18; thence West along the south
line of said Section 18, 638 feet to the South East corner of
a 14 acre tract or lot sold by Grote and Church to Jay Legge;
thence North 7 degrees 55 minutes East 516 feet; thence North
82 degrees 5 minutes West 520.7 feet; thence North 7 degrees
55 minutes East 279.5 feet for a point of beginning; thence
continuing North 7 degrees 55 minutes East 628.4 feet to the
South line of Chicago Road; thence North 674 degrees West along
the South line of Chicago Road 904.2 feet to a gas pipe; thence
South 1 degree 10 minutes West 682.54 feet; thence South 884
degrees West 257 feet to the East line of Willard Avenue;
thence South along said East line of Willard Avenue 231 feet;
thence South 88 degrees 50 minutes East 605 feet and thence
South 0 degrees 10 minutes West 33 feet to the North West
corner of said 14 acre tract heretofore sold by Grote and
Church to Jay Legge; thence East along the North line of said
14 acre tract 422 feet to the point of beginning excepting from
that part heretofore sold and conveyed to Michael J. Skord by
Deed dated September 18, 1926 and recorded January 13, 1927 as
Document 9520620 all in the City of Elgin, Cook County, Illinois,
and containing 9.32 acres more or less. "

Section 2. That this ordinance shall be in full force and effect from
and after its passage and approval in the manner provided by law and shall be
published in pamphlet form by authority of the City Council.
