AN ORDINANCE
AMENDING CHAPTER 21 OF THE CITY CODE OF ELGIN, ILLINOIS ENTITLED "THE
ELGIN ZONING ORDINANCE."
WHEREAS written application has been made to rezone certain property
located in the City of Elgin located at the southwest corner of Big Timber
Road and Route 31 in the City of Elgin, Illinois from M-1, Limited Manu-
facturing District, to B-3, Service Business District; and
WHEREAS the Plan Commission has reported its findings and recommenda-
tions to the City Council and the Zoning Board of Appeals; and
WHEREAS the Zoning Board of Appeals has conducted a public hearing
after due notice and has made its findings and recommendations to the City
Council.
NOW THEREFORE BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ELGIN,
ILLINOIS:
Section 1. That subsection B of Section 21-106 of Chapter 21 of the
City Code of Elgin, Illinois, as amended, be and the same is hereby further
amended- by-adding thereto the following:
"That the boundaries hereinbefore described in the 'Zoning
District Map' , as amended, be and the same hereby are altered by
including in the B-3, Service Business District, the following
described premises: That part of Sections 10 and 11, Township 41
North, Range 8 East of the Third Principal Meridian described as
follows: Commencing at the Northwest corner of the Northwest
quarter of said Section 11 a distance of 40 feet more or less to
the Southerly right of way line of Big Timber Road for the place
of beginning; thence continuing Southerly along said West line a
distance of 92.2 feet more or less to the Northerly right of way
line of the Chicago, Milwaukee, St. Paul and Pacific Railway;
thence Southeasterly along said Northerly right of way line a
distance of 2150 feet more or less to the Westerly right of way
line of State Route 31; thence Northerly along said Westerly
right of way line a distance of 855.0 feet to an angle in said
Westerly right of way line; thence Northwesterly along said
Westerly right of way line a distance of 125.0 feet to a point
in the Southerly right of way line of Big Timber Road; thence
Westerly along the Southerly right of way line of Big Timber
Road a distance of 913.77 feet to a point of curve in said
Southerly right of way line; thence Westerly along said Southerly
right-of way line, being along a curve to the right having a
radius of 5779.65 feet a distance of 113.65 feet to a jog in said
right of way line; thence Southerly along the jog in said Southerly
right of way line a distance of 20.0 feet; thence Westerly along
said- Southerly right of way line, being along a curve to the right
having- a'radius of 5799.65 feet, a distance of 404.89 feet to a jog
in said right of way line; thence Northerly along the jog in said
Southerly right-of way line a distance of 20.0 feet; thence Westerly
along- said- Southerly right of way line, being along a curve to the
right- having a-radius-of 5779.65 feet, a distance of 180.56 feet;
thence Westerly along said Southerly right of way line, tangent to
the-last described-course, a dist:ame of 43.62 feet; thence Westerly
along said Southerly right of way line, being along a curve to
the left having a radius of 2814.93 feet and being tangent to
the last described course, a distance of 243.0 feet to the place
of beginning. Being situated in the City of Elgin, Kane County,
Illinois. (Located at the Southwest corner of Big Timber Road
and North State Street.)"
Section 2. That all ordinances or parts of ordinances in conflict with
the provisions of this ordinance are hereby repealed.
Section 3. That this ordinance shall be in full force and effect from
and after its passage as provided by law and shall be published in pamphlet
form by order of the City Council.
