AN ORDINANCE
AMENDING THE ELGIN ZONING ORDINANCE TO REZONE CERTAIN PROPERTY FROM
R-2, SINGLE FAMILY RESIDENCE DISTRICT, TO R-3, TWO-FAMILY RESIDENCE
DISTRICT°
WHEREAS written application has been made to rezone certain property
located at 932 East Chicago Street, Elgin, Illinois from R-2, Single
Family Residence District, to R-3, Two-Family Residence District; and
WHEREAS the Plan Commission of the City of Elgin has reported its
findings and recommendations; and
WHEREAS the Zoning Board of Appeals after due notice has conducted
a public hearing in accordance with the statutes of the State of Illinois
and the provisions of the Elgin Zoning Ordinance; and
WHEREAS the Zoning Board of Appeals has reported its findings and
recommendations.
NOW THEREFORE BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
ELGIN, ILLINOIS:
Section 1. That Subsection B of Section 21-106 of the Elgin Zoning
Ordinance as amended be and the same is hereby further amended by adding
thereto the following:

"That the boundary hereinbefore described and laid out
in the Zoning District Map, as amended, be, and hereby are,
altered by excluding from the R-2, Single Family Residence
District and including in the R-3, Two-Family Residence
District, the following described premises:
Lot 2 of Engelmann's Flowerwood Addition,
being a subdivision of part of Lots 10 and 11
of the County Clerks Subdivision of Section 18,
Township 41 North, Range 9 East of the Third
Principal Meridian in the City of Elgin, Cook
County, Illinois. (Located at approximately
932 East Chicago Street.)"
subject to the following conditions:
a. That the existing single family residence on
the subject property be demolished.
b. That a drainage plan be submitted and approved
by the Department of Public Works and Engineering.
Section 2. That all ordinances or parts of ordinances in conflict with
the provisions of this ordinance are hereby repealed.
Section 3. That this ordinance shall be in full force and effect from
and after its passage, approval and publication as provided by law and
shall be published in pamphlet form by authority of the City Council.
