AN ORDINANCE
AMENDING CHAPTER 21 OF THE CITY CODE OF ELGIN , ILLINOIS ,
ENTITLED , "THE ELGIN ZONING ORDINANCE" .
WHEREAS , a public hearing has been duly held pursuant
to the Statutes of the State of Illinois , and the provisions
of the Elgin Zoning Ordinance , and
WHEREAS , the Elgin Zoning Board of Appeals has transmitted
its recommendations to the City Council , all of which have been
duly considered .
NOW , THEREFORE , BE IT ORDAINED BY THE CITY COUNCIL OF
THE CITY OF ELGIN , ILLINOIS :
Section 1 . That Sub-Section B of Section 21- 106 of
Chapter 21 of the City Code of Elgin , Illinois , as amended ,
be , and the same hereby is , amended by adding thereto the
following paragraph :
( a) That the boundaries hereinbefore described and
laid out in the "Zoning District Map" , as amended ,
be , and they are hereby altered , by excluding from
R-2 , Single Family Residence District , and including
in R-3, Two Family Residence District, the following
described premises :
That part of Lot 5 in the Circuit Court Partition of
parts of Sections 6 and 7 , Township 41 North , Range
9 East of the Third Principal Meridian , described as
follows : Commencing at a point on the South line of
Lot 5 of the Circuit Court Partition of part of said
Sections 6 and 7 , said point being also the Southeast
corner of Lot 118 in Lord ' s Park Manor , Unit No . 4 ,
being a subdivision of part of Lot 5 of the Circuit
Court Partition of part of said Sections 6 and 7 ;
thence Easterly along the South line of said Lot 5
to the Southeast corner of said Lot 5; thence Northerly
along the East line of said Lot 5 , a distance of
435 .0 feet for the place of beginning ; thence Westerly
at right angles to the last described course , a
distance of 114 feet more or less to the Easterly
line of a proposed street ( Chippewa Drive) ; thence
Southerly along said Easterly line and said line
extended Southerly , a distance of 390 feet more or
less to the Southerly line of Jefferson Avenue
extended Easterly ; thence Westerly along said line
extended Easterly a distance of 323 feet more or less
to the Northwest corner of said Lot 118; thence
Northeasterly along the Westerly line of Lord ' s
Park Manor Unit No . 4 , aforesaid , a distance of
119 . 91 feet to an angle in said Westerly line; thence
continuing along said Westerly line a distance of
400 . 0 feet; thence Easterly at right angles to the
last described course , a distance of 330 feet more
or less to a point on the East line of Lot 5 of
the Circuit Court Partition of part of Sections 6 Alo
and 7 , said point being 80, 0 feet Northerly of the
place of beginning ( as measured along the East line
of said Lot 5) ; thence Southerly along said East
line , a distance of 80, 0 feet to the place of
beginning . Being situated in the City of Elgin ,
Cook County , Illinois , ( Located east of and adjacent
to Lord ' s Park Manor , Unit No , 4) .
( b) That the boundaries hereinbefore described and
laid out in the "Zoning District Map" , as amended ,
be , and they are hereby altered , by excluding from
R-2 , Single Family Residence District , and including
in R-4 , General Residence District , the following
described premises :
That part of Lot 5 in the Circuit Court Partition of
parts of Sections 6 and 7 , Township 41 North , Range
9 East of the Third Principal Meridian , described as
follows : Beginning at a point on the South line of
Lot 5 of the Circuit Court Partition of part of said
Sections 6 and 7 , said point being also the Southeast
corner of Lot 118 in Lord ' s Park Manor , Unit No . 4 ,
being a subdivision of part of Lot 5 of the Circuit
Court Partition of part of said Sections 6 and 7 ; thence
Easterly along the South line of said Lot 5 to the
Southeast corner of said Lot 5; thence Northerly
along the East line of said Lot 5 , a distance of 435 .0
feet; thence Westerly at right angles to the last
described course , a distance of 114 feet more or less
to the Easterly line of a proposed street ( Chippewa
Drive) ; thence Southerly along said Easterly line and
said line extended Southerly , a distance of 390 feet
more or less to the Southerly line of Jefferson Avenue
extended Easterly ; thence Westerly along said line
extended Easterly a distance of 323 feet more or less
to the Northwest corner of said Lot 118; thence
Southerly along the East line of said Lot 118 , a
distance of 130. 68 feet to the place of beginning . Being
situated in the City of Elgin , Cook County , Illinois .
Section 2 . That all ordinances or parts thereof in
conflict herewith be , and the same hereby are , repealed and
of no further force and effect .

Section 3 . That this ordinance shall be in full force
and effect from and after its passage as provided by law
r and shall be published in pamphlet form by authority of the
City Council .
