AN ORDINANCE
AMENDING CHAPTER 21 OF THE CITY CODE OF ELGIN , ILLINOIS ,
ENTITLED "THE ELGIN ZONING ORDINANCE " .
WHEREAS , a public hearing has been duly held pursuant to
the Statutes of the State of Illinois , and the provisions of the
Elgin Zoning Ordinance , and
WHEREAS , the Elgin Zoning Board of Appeals has transmitted
its recommendations to the City Council , all of which have been
duly considered .
NOW , THEREFORE , BE IT ORDAINED BY THE CITY COUNCIL OF THE
CITY OF ELGIN , ILLINOIS :
Section 1 . That Sub-Section B of Section 21- 106 of Chapter
21 of the City Code of Elgin , Illinois , as amended , be , and the
same hereby is , amended by adding thereto , the following paragraph :
That the boundaries hereinbefore described and laid out
in the "Zoning District Map" , as amended , be , and they
hereby are , altered by excluding from R-2 , Single Family
Residence District , and including in R-4 , General
Residence District , the following described premises :
E That part of the Northeast quarter and Government Lot
1 of the Northwest quarter of Section 18 , Township 41
North , Range 9 East of the Third Principal Meridian
described as follows : Commencing at the Southwest corner
of said Northeast quarter ; thence Easterly along the
South line of said Northeast quarter , a distance of
754 . 0 feet ; thence Northerly at right angles to the
last described course , a distance of 388. 0 feet for
the place of beginning ; thence Westerly , parallel with the
South line of said Northeast quarter , a distance of
739 . 09 feet to the West line of said Northeast quarter ;
thence Westerly , parallel with the South line of
Government Lot 1 of the Northwest quarter of said
Section 18 a distance of 1021 . 34 feet to a point on a
line drawn parallel to the West line of said Government
Lot 1 and 304 . 86 feet Easterly thereof as measured at
right angles thereto ; thence Northerly along said
parallel line , a distance of 1227 . 14 feet more or less
to a point on a line that forms an angle of 68 degrees
33 minutes 53 seconds from North to East at a point on
the West line of Lot 1 that is 1130 .0 feet Southerly
of the Northwest corner of said Lot 1 ; thence
Northeasterly along said line , a distance of 384 . 39
feet more or less to the South line of the North 910 .0
feet ( as measured along the East and West lines thereof)
rft. of said Lot 1 ; thence Easterly along said South line ,
a distance of 663085 feet to the East line of said
Lot 1 , thence Northeasterly along a line that forms
an angle of 42 degrees 17 minutes to the left with the
prolongation of the last described course , a distance
of 150 feet; thence Southeasterly at right angles
to the last described course , a distance of 670 . 0
feet ; thence Southwesterly at right angles to the
last described course , a distance of 170 , 0 feet ;
thence Southeasterly at right angles to the last
described course , a distance of 190 . 0 feet ; thence
Southeasterly along a line that forms an angle of
11 degrees 30 minutes to the right with the
prolongation of the last described course , a distance
of 120 .0 feet; thence Southeasterly , a distance of
93 . 37 feet to a point on a line drawn at right angles
to the South line of the Northeast quarter of said
Section 18 and passing through the place of beginning ;
thence Southerly along said line a distance of
530 . 0 feet to the place of beginning . Being situated
in the City of Elgin , in Hanover Township , Cook
County , Illinois and containing 49 . 723 Acres more or less .
Section 2 . It being specifically understood and agreed
upon representation of the petitioner that the above described
property shall be developed with no more than twelve ( 12 )
dwelling units per acre including any portion of the afore-
described real estate which may be subdivided into public
streets and ways .
Section 3 . That all ordinances or parts thereof in
conflict herewith be , and the same hereby are , repealed and of
no further force and effect .
Section 3 . That this ordinance shall be in full force
and effect from and after its passage as provided by law and shall
be published in pamphlet form by authority of the City Council .
