RESOLUTION
APPROVING FINAL PLAT FOR ELGIN CORPORATE CENTER - UNIT NO. 1
BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF ELGIN,
ILLINOIS, that it hereby approves the final plat prepared by
Jacob & Hefner Associates, P.C. , dated April 17, 1997 (revision
date August 8, 1997) for the Elgin Corporate Center - Unit
No. 1, subject to the following conditions :
1 . Submission of revised final engineering plans and
specifications in accordance with the provisions of a
letter regarding the Big Timber Sanitary Sewer Extension
addressed to John W. Hefner from Ted Denning P.E. , Civil
Engineer, dated August 1, 1997; a letter regarding the
Northern Illinois Gas - Gateway Road Crossing addressed to
John W. Hefner from Ted Denning P.E. , Civil Engineer,
dated August 1, 1997; and a letter regarding Phase I
Improvements addressed to John W. Hefner from Ted Denning
P.E. , Civil Engineer, dated August 1, 1997 ;
2 . Submission of the required permits from the Illinois
Department Natural Resources, Army Corps of Engineers, and
the Kane County Highway Department;
3 . Submission and acceptance of easements for off site
ek utilities and roadways;
4 . Posting of a performance bond, cash or "letter of credit"
in an amount equal to one hundred and ten percent ( 110%)
of the approved Engineer' s Estimate of cost for all public
site improvements required by Title 18 of the Elgin
Municipal Code to be installed by the developer, as
determined by the City Engineer, subject to the provisions
of Section 18.20 . 050 C. of the Elgin Municipal Code;
5 . Recording of the final plat as prescribed in Title 18 of
the Elgin Municipal Code;
6 . Compliance with all applicable ordinances and regulations
of the city.
