AN ORDINANCE
GRANTING A CONDITIONAL USE FOR A COMMERCIAL
PLANNED DEVELOPMENT
( 1190 North McLean Boulevard)
WHEREAS, written application has been made for an AB Area
Business District conditional use for a commercial planned
development at 1190 North McLean Boulevard; and
WHEREAS, the Zoning and Subdivision Hearing Board
conducted a public hearing after due notice by publication and
has submitted its findings of fact; and
WHEREAS, the City Council of the City of Elgin has
considered the findings and recommendation of the Zoning and
Subdivision Hearing Board.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE
CITY OF ELGIN, ILLINOIS:
Section 1 . That a conditional use for a commercial
planned development at 1190 North McLean Boulevard and legally
described as follows :
LOT 2 OF HILL-NEWBY SUBDIVISION, BEING A
RESUBDIVISION OF PART OF THE SOUTHWEST 1/4 OF SECTION
3, TOWNSHIP 41 NORTH, RANGE 8 EAST OF THE THIRD
PRINCIPAL MERIDIAN, IN THE CITY OF ELGIN, KANE
COUNTY, ILLINOIS .
be and is hereby granted subject to the following conditions :
1 . Substantial conformance to the development
plan prepared by Warren Johnson Architects, Inc . and
dated October 10, 1997 and revised February 25, 1998
and March 6 , 1998 .
2 . Compliance with all applicable codes and
ordinances .
Section 2 . That the conditional use granted herein shall
expire if not established within one year from the date of
passage of this ordinance .
Section 3 . That this ordinance shall be in full force and
effect immediately after its passage in the manner provided by
law.
