Ordinance No. G4-97
AN ORDINANCE
CLASSIFYING CERTAIN NEWLY ANNEXED TERRITORY
( 2555 Higgins Road)
WHEREAS, the territory herein described has been annexed
to the City of Elgin; and
WHEREAS, written application has been made to classify
said territory in the ORI Office, Research and Industrial
District and AB Area Business District; and
WHEREAS, after due notice in the manner provided by law
the Planning and Development Commission conducted a public
hearing concerning said application and has submitted its
written findings and recommendation; and
WHEREAS, the City Council of the City of Elgin, Illinois,
has reviewed the findings and recommendations of the Planning
and Development Commission and concurs in its recommendation.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE
CITY OF ELGIN, ILLINOIS:
eft Section 1 . That Chapter 19 . 07, Section 19 . 07 . 600
entitled "Zoning District Map" of the Elgin Municipal Code,
1976 , as amended, be and the same is hereby further amended by
adding thereto the following paragraph:
"The boundaries hereinbefore laid out in the
' Zoning District Map' , as amended, be and are hereby
altered by including in the ORI Office, Research and
Industrial District, the following described
property:
The West Half of the Southeast Quarter of
Section 19 , Township 42 North, Range 8 East of the
Third Principal Meridian (excepting therefrom that
part described as follows : Beginning at the
Northeast corner of said West Half; thence North 88
degrees 57 minutes 19 seconds West along the North
line thereof 375 . 0 feet; thence South 01 degree 08
minutes 19 seconds West and parallel to the East
line of said West Half, a distance of 1184 . 83 feet;
thence South 88 degrees 57 minutes 19 seconds East
and parallel with the North line of said Southeast
Quarter, a distance of 375 . 0 feet to the East line
thereof; thence North 01 degree 08 minutes 19
seconds East along said East line 1184 . 83 feet to
the point of beginning; and also excepting therefrom
/� that part described as follows : Beginning at the
Southwest corner of said Southeast Quarter; thence
South 88 degrees 56 minutes 39 seconds East along
the South line thereof, 66 . 0 feet; thence North 0
degrees 56 minutes 44 seconds East along a line 66 . 0
feet East of and parallel to the West line of said
Southeast Quarter, a distance of 1737 . 54 feet to a
point of curve; thence Northeasterly along a curve
to the right having a radius of 760 . 0 feet, an arc
distance of 261 . 63 feet (the chord of the last
described curve bearing North 10 degrees 48 minutes
28 seconds East 260 . 34 feet) ; thence North 20
degrees 40 minutes 11 seconds East 105 . 20 feet to a
point of curve; thence Northeasterly along a curve
to the left having a radius of 847 . 50 feet, an arc
distance of 294 .24 feet, (the chord of the last
described curve bearing North 10 degrees 43 minutes
26 seconds East 292 . 76 feet) ; thence North 0 degrees
46 minutes 40 seconds East 156 . 15 feet to the
Southerly right of way line of Route 72 ; thence
North 89 degrees 13 minutes 20 seconds West 222 . 36
feet to the West line of said Southeast Quarter;
thence South 0 degrees 56 minutes 44 seconds West
along said West line 2612 .25 feet to the point of
beginning, and also excepting therefrom the North
1184 . 83 feet thereof) , in Dundee Township, Kane
County, Illinois . "
Section 2 . That Chapter 19 . 07 , Section 19 . 07 . 600
entitled "Zoning District Map" of the Elgin Municipal Code,
1976, as amended, be and the same is hereby further amended by
adding thereto the following paragraph:

District, the following described property:
The North 1184 . 83 feet of the following
described property: The West Half of the Southeast
Quarter of Section 19 , Township 42 North, Range 8
East of the Third Principal Meridian (excepting
therefrom that part described as follows : Beginning
at the Northeast corner of said West Half; thence
North 88 degrees 57 minutes 19 seconds West along
the North line thereof 375 . 0 feet; thence South 01
degree 08 minutes 19 seconds West and parallel to
the East line of said West Half, a distance of
1184 . 83 feet; thence South 88 degrees 57 minutes 19
seconds East and parallel with the North line of
said Southeast Quarter, a distance of 375 . 0 feet to
the East line thereof; thence North 01 degree 08
minutes 19 seconds East along said East line 1184 . 83
feet to the point of beginning; and also excepting

feet to a point of curve; thence Northeasterly along
a curve to the right having a radius of 760 . 0 feet,
an arc distance of 261 . 63 feet (the chord of the
last described curve bearing North 10 degrees 48
minutes 28 seconds East 260 . 34 feet) ; thence North

a point of curve; thence Northeasterly along a curve

Section 3 . That the classification of the above
described properties be and is hereby subject to the following
conditions :
1 . No access to Illinois Route 72 shall be
permitted. Access to the subject property will be
provided via a north south roadway to be constructed
adjacent to the subject property.
2 . Compliance with all applicable codes and
ordinances .
Section 4 . That this ordinance shall be in full force
and effect immediately after its passage in the manner
provided by law.
