AN ORDINANCE
GRANTING A CONDITIONAL USE FOR A CAR WASH AT
1555 TODD FARM DRIVE
WHEREAS, written application has been made for an AB Area
Business District conditional use for a car wash at 1555 Todd
Farm Drive; and
WHEREAS, the Planning and Development Commission
conducted a public hearing after due notice by publication and
has submitted its findings of fact.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE
CITY OF ELGIN, ILLINOIS :
Section 1 . That a conditional use for a car wash in the
AB Area Business District at 1555 Todd Farm Drive and legally
described as follows :
THAT PART OF THE SOUTHWEST QUARTER OF SECTION
8, TOWNSHIP 41 NORTH, RANGE 8 EAST OF THE THIRD
PRINCIPAL MERIDIAN, DESCRIBED AS FOLLOWS:
COMMENCING AT THE INTERSECTION OF THE CENTER LINE OF
NORTH MCLEAN BOULEVARD WITH THE NORTH RIGHT OF WAY
LINE OF THE SOO LINE RAILROAD (FORMERLY CHICAGO,
MILWAUKEE, ST. PAUL AND PACIFIC RAILROAD COMPANY) ;
THENCE NORTH 00 DEGREE 59 MINUTES 57 SECONDS WEST,
ALONG SAID CENTER LINE OF NORTH MCLEAN BOULEVARD, A
DISTANCE OF 1307 .23 FEET: THENCE SOUTH 89 DEGREES 54
MINUTES 51 SECONDS WEST, PARALLEL WITH SAID NORTH
RIGHT OF WAY LINE OF RAILROAD, A DISTANCE OF 40 . 00
FEET TO THE WEST RIGHT OF WAY LINE OF NORTH MCLEAN
BOULEVARD AS DEDICATED PER DOCUMENT NUMBER 1076738
FOR THE POINT OF BEGINNING: THENCE CONTINUING SOUTH

BEGINNING, BEING SITUATED IN THE CITY OF ELGIN, KANE
COUNTY, ILLINOIS.
be and is hereby granted subject to the following conditions :
1 . Substantial conformance with the
conditional use site plan prepared by Land Planning
Services, dated February 27, 1996 .
2 . Payment of sanitary sewer recapture fee per
Ordinance Number T22-86 at building permit issuance.
3 . Compliance with all other applicable codes
and ordinances .
Section 2 . That the conditional use granted herein shall
expire if not established within one year from the date of
passage of this ordinance.
Section 3 . That this ordinance shall be in full force
and effect immediately after its passage in the manner
provided by law.
