AN ORDINANCE
AMENDING CHAPTER 19, ENTITLED "ZONING" OF THE
ELGIN MUNICIPAL CODE, 1976, AS AMENDED
WHEREAS, written application has been made to amend the
provisions of the zoning ordinance relating to floor area and
building coverage; and
WHEREAS, the Planning and Development Commission held a
public hearing concerning the proposed amendment after due
notice in the manner provided by law; and
WHEREAS, the Planning and Development Commission has
submitted its written findings and recommendation that the
requested amendment be granted; and
WHEREAS, the City Council of the City of Elgin, Illinois,
concurs in the findings and recommendations of the Planning
and Development Commission.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE
CITY OF ELGIN, ILLINOIS:
Section 1 . That Section 19 .20 . 135 entitled "Site Design"
of Chapter 19 . 20 of Title 19 of the Elgin Municipal Code,
1976 , as amended, be and is hereby further amended by amending
Subsections H and I to read as follows :
H. Residential Floor Area. In the RC1 zoning
district, the maximum "residential floor area"
[SR] for a single family zoning lot shall be
calculated as follows:
For the construction of a new single family
detached dwelling, residential floor area (RFA)
in square feet shall equal "zoning lot area"
[SR] (ZLA) in square feet minus 7 ,500 square
feet; the difference times .20; the product
plus 3, 000 square feet. Maximum residential
floor area can be expressed in the following
"site capacity formula" [SR] : RFA = [ (ZLA -
7,500) x . 20] + 3,000.
For the construction of an addition to an
existing single family detached dwelling,
residential floor area (RFA) in square feet
shall equal "zoning lot area" [SR] (ZLA) in
square feet minus 7 ,500 square feet; the
difference times . 14; the product plus 2,250
square feet. Maximum residential floor area
can be expressed in the following "site
capacity formula" [SR] : RFA = [ (ZLA - 7 ,500) x
. 14 ] + 2,250 .
I . Building Coverage. In the RC1 zoning district,
the maximum "building coverage" [SR] for a
single family zoning lot shall be as follows :
For the construction of a new single family
detached dwelling, building coverage (BC) in
square feet shall equal "zoning lot area" [SR]
(ZLA) in square feet minus 7,500 square feet;
the difference times . 1711; the product plus
3, 042 square feet. Maximum building coverage
can be expressed in the following "site
capacity formula" [SR] : BC = [ (ZLA - 7 ,500) x
. 1711] + 3,042 .
For the construction of
an addition to an existing single family
detached dwelling, building coverage (BC) in
square feet shall equal "zoning lot area" [SR]
(ZLA) in square feet minus 7,500 square feet;
the difference times . 12608; the product plus
2,480 square feet. Maximum building coverage
can be expressed in the following "site
capacity formula" [SR] : BC = [ (ZLA - 7,500) x
. 12608 ] + 2,480 .
Section 2 . That Section 19 . 20. 335 entitled "Site Design"
of Chapter 19 . 20 of Title 19 of the Elgin Municipal Code,
1976, as amended, be and is hereby further amended by amending
Subsections H and I to read as follows :
H. Residential Floor Area. In the RC2 zoning
district, the maximum "residential floor area"
[SR] for a single family zoning lot shall be
calculated as follows:
For the construction of a new single family

feet; the difference times . 20; the product
plus 2 , 700 square feet. Maximum residential
floor area can be expressed in the following

6 , 000) x . 20] + 2, 700.
For the construction of an addition to an
existing single family detached dwelling,
residential floor area (RFA) in square feet
shall equal "zoning lot area" [SR] in square
feet (ZLA) minus 6 ,000 square feet; the
difference times . 1928; the product plus 1,800
square feet. Maximum residential floor area
can be expressed in the following "site
capacity formula" [SR] : RFA = [ (ZLA - 6,000) x
. 1928 ] + 1 , 800 .
I . Building Coverage. In the RC2 zoning district,
the maximum "building coverage" [SR] for a
single family zoning lot shall be as follows :
For the construction of a new single family
detached dwelling, building coverage (BC) in
square feet shall equal "zoning lot area" [SR]
in square feet (ZLA) minus 6,000 square feet;
the difference times . 1782; the product plus
2 , 685 square feet. Maximum building coverage
can be expressed in the following "site
capacity formula" [SR] : BC = [ (ZLA - 6 ,000) x
. 1782] + 2, 685 .
For the construction of
an addition to an existing single family
detached dwelling, building coverage (BC) in
square feet shall equal "zoning lot area" [SR]
in square feet (ZLA) minus 6,000 square feet;
the difference times . 1729; the product plus
2,010 square feet. Maximum building coverage
can be expressed in the following "site
capacity formula" [SR] : BC = [ (ZLA - 6,000) x
. 1729 ] + 2 , 010 .
Section 3 . That Section 19 .20. 635 entitled "Site Design"
of Chapter 19 .20 of Title 19 of the Elgin Municipal Code,
1976 , as amended, be and is hereby further amended by amending
Subsections H and I to read as follows :

district, the maximum "residential floor area"
[SR] for a single family zoning lot shall be

1976, as amended, be and is hereby further amended by amending
Subsections H and I to read as follows :
H. Residential Floor Area. In the SFR1 zoning
district, the maximum "residential floor area"
[SR] for a single family zoning lot shall be
calculated as follows :
For the construction of a new single family
detached dwelling, residential floor area (RFA)
in square feet shall equal "zoning lot area"
[SR] in square feet (ZLA) minus 20,000 square
feet; the difference times . 025 ; the product
plus 5,500 square feet. Maximum residential
floor area can be expressed in the following
"site capacity formula" [SR] : RFA = [ (ZLA -
20, 000) x . 025] + 5,500 .
For the construction of an addition to an
existing single family detached dwelling,
residential floor area (RFA) in square feet
shall equal "zoning lot area" [SR] in square
feet (ZLA) minus 20, 000 square feet; the
difference times . 025 ; the product plus 4,000
square feet. Maximum residential floor area
can be expressed in the following "site
capacity formula" [SR] : RFA = [ (ZLA - 20,000) x
. 025 ] + 4 ,000 .
I . Building Coverage. In the SFR1 zoning
district, the maximum "building coverage" [SR]
for a single family zoning lot shall be as
follows :
For the construction of a new single family
detached dwelling, building coverage (BC) in
square feet shall equal "zoning lot area" [SR]
in square feet (ZLA) minus 20,000 square feet;
the difference times . 0253; the product plus
5, 181 square feet. Maximum building coverage
can be expressed in the following "site
capacity formula" [SR] : BC = [ (ZLA - 20, 000) x
. 0253 ] + 5, 181 .
For the construction of an addition to an
existing single family detached dwelling,
building coverage (BC) in square feet shall
equal "zoning lot area" [SR] in square feet
( ZLA) minus 20,000 square feet; the difference
times . 0253; the product plus 4 ,056 square
feet. Maximum building coverage can be
expressed in the following "site capacity
formula" [SR] : BC = [ (ZLA - 20,000) x . 0253] +
4 , 056 .
Section 5 . That Section 19 . 25 . 335 entitled "Site Design"
of Chapter 19 . 25 of Title 19 of the Elgin Municipal Code,
1976 , as amended, be and is hereby further amended by amending
Subsections H and I to read as follows :
H. Residential Floor Area. In the SFR2 zoning
district, the maximum "residential floor area"
[SR] for a single family zoning lot shall be
calculated as follows :
For the construction of a new single family
detached dwelling, residential floor area (RFA)
in square feet shall equal "zoning lot area"
[SR] in square feet (ZLA) minus 10,000 square
feet; the difference times .20; the product
plus 3,500 square feet. Maximum residential
floor area can be expressed in the following
"site capacity formula" [SR] : RFA = [ (ZLA -
10, 000) x . 20] + 3,500 .
For the construction of an addition to an

shall equal "zoning lot area" [SR] in square
feet (ZLA) minus 10,000 square feet; the

shall equal "zoning lot area" [SR] in square

follows :

in square feet (ZLA) minus 10, 000 square feet;
the difference times . 1632; the product plus
3 , 549 square feet. Maximum building coverage
can be expressed in the following "site
capacity formula" [SR] : BC = [ ( ZLA - 10,000) x
. 1632] + 3,549 .
For the construction of an addition to an
existing single family detached dwelling,
building coverage (BC) in square feet shall
equal "zoning lot area" [SR] in square feet
(ZLA) minus 10,000 square feet; the difference
times . 0882; the product plus 3, 174 square
feet . Maximum building coverage can be
expressed in the following "site capacity
formula" [SR] : BC = [ (ZLA - 10,000) x .0882 ] +
3, 174 .
Section 6 . That all ordinances or parts of ordinances in
conflict with the provisions of this ordinance be and are
hereby repealed.
Section 7 . That this ordinance shall be in full force
and effect after its passage and publication in the manner
provided by law.
