AN ORDINANCE
RECLASSIFYING PROPERTY AT 500 WEST RIVER ROAD
(Judson College)
WHEREAS, written application has been made to reclassify
certain property located at 500 West River Road from GI
General Industrial District to CF Community Facility District;
and
WHEREAS, the Planning and Development Commission has
conducted a public hearing after due notice and submitted its
written findings and recommendations to the City Council; and
WHEREAS, the City Council has reviewed the recommendations
of the Planning and Development Commission and concurs in such
recommendations .
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE
CITY OF ELGIN, ILLINOIS:
Section 1 . That Chapter 19 . 07, Section 19 . 07 .600
entitled "Zoning District Map" of the Elgin Municipal Code,
eik 1976 , as amended, be and the same is hereby further amended by
adding thereto the following paragraph:
"The boundaries hereinafter laid out in the
' Zoning District Map' , as amended, be and are hereby
altered by excluding from the GI General Industrial
District and including in the CF Community Facility
District, the following described property:
THAT PART OF LOTS 23, 24 AND 25 OF FOX RIDGE
UNIT NO. 1 AND THAT PART OF THE SOUTHEAST QUARTER OF
SECTION 2, TOWNSHIP 41 NORTH, RANGE 8 EAST OF THE
THIRD PRINCIPAL MERIDIAN, DESCRIBED AS FOLLOWS:
COMMENCING AT THE SOUTHWEST CORNER OF THE SOUTHEAST
QUARTER OF SECTION 34 , TOWNSHIP 42 NORTH, RANGE 8
EAST OF THE THIRD PRINCIPAL MERIDIAN; THENCE
EASTERLY ALONG THE SOUTH LINE THEREOF 132 . 0 FEET;
THENCE SOUTHERLY ON A LINE FORMING AN ANGLE OF 90

IN THE CITY OF ELGIN, ELGIN TOWNSHIP, KANE
COUNTY, ILLINOIS. "
Section 2 . That the reclassification of the above
described property be and is hereby subject to the following
conditions :
1 . Review and approval of driveway access
between the subject property and West River Road by
the Planning Department, the Engineering Division
and the Code Administration Department.
2 . No direct driveway access shall be allowed
between the subject property and North State Street.
3 . Compliance with all other applicable codes
and ordinances .
Section 3 . That this ordinance shall be in full force
and effect from and after its passage in the manner provided
by law.
