and acting municipal clerk of the City of Elgin, Cook and Kane
Counties, Illinois .
I further certify that on November 8, 1995, the
Corporate Authorities of such municipality passed and approved
Ordinance No. G80-95, entitled An Ordinance Amending Chapter
19, Entitled "Zoning" of the Elgin Municipal Code, 1976, as
Amended, which provided by its terms that it should be published
in pamphlet form.
The pamphlet form of Ordinance No. G80-95, including
the Ordinance and a cover sheet thereof, was prepared, and a
copy of such Ordinance was posted in the municipal building,
commencing on November 9 , 1995, and continuing for at least ten
days thereafter. Copies of such Ordinance were also available
for public inspection upon request in the office of the
municipal clerk.

Ordinance No. G80-95
AN ORDINANCE
AMENDING CHAPTER 19, ENTITLED "ZONING" OF THE
ELGIN MUNICIPAL CODE, 1976, AS AMENDED
WHEREAS, written application has been made to amend the
provisions of the zoning ordinance relating to building
transition setbacks; and
WHEREAS, the Planning and Development Commission held a
public hearing concerning the proposed amendment after due
notice in the manner provided by law; and
WHEREAS, the Planning and Development Commission has
submitted its written findings and recommendation that the
requested amendment be granted; and
WHEREAS, the City Council of the City of Elgin, Illinois,
concurs in the findings and recommendations of the Planning
and Development Commission.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE
CITY OF ELGIN, ILLINOIS:
Section 1 . That Chapter 19 . 25 entitled "Residence
/�. Districts" of Title 19 of the Elgin Municipal Code, 1976, as
amended, be and is hereby further amended by amending
Subsection 5 of Section 19 .25. 135E to read as follows :
5 . Transition Setback. For any zoning lot
located within a plat of subdivision recorded after
August 2 , 1992, a transition building setback shall
be required. The minimum required setback for a
building from a "transition lot line" [SR] shall be
equal to the minimum required transition setback
calculated with the minimum required zoning lot area
of the adjoining community facility district,
business district, and industrial district, as
applicable.
Section 2 . That Chapter 19 . 25 entitled "Residence

amended, be and is hereby further amended by amending

amended, be and is hereby further amended by amending
Subsection le of Section 19 . 25. 735E to read as follows:

located within a plat of subdivision recorded after
August 2, 1992 , a transition building setback shall
be required. The minimum required setback for a
building from a "transition lot line" [SR] shall be
equal to the minimum required transition setback
calculated with the minimum required zoning lot area
of the adjoining community facility district,
business district, and industrial district, as
applicable.
Section 5 . That all ordinances or parts of ordinances in
conflict with the provisions of this ordinance be and are
hereby repealed.
Section 6 . That this ordinance shall be in full force
and effect after its passage and publication in the manner
provided by law.
