AN ORDINANCE
GRANTING A CONDITIONAL USE FOR A CHURCH
( 1280 Summit Street)
WHEREAS, written application has been made to amend the
special use heretofore granted for a church at 1280 Summit
Street; and
WHEREAS, the Zoning and Subdivision Hearing Board
conducted a public hearing after due notice by publication and
has submitted its written findings and recommended approval;
and
WHEREAS, the City Council of the City of Elgin, Illinois,
concurs in the findings and recommendations of the Zoning and
Subdivision Hearing Board.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE
CITY OF ELGIN, ILLINOIS:
Section 1 . That the City Council of the City of Elgin
hereby adopts the findings of fact made by the Zoning and
Subdivision Hearing Board, a copy of which is attached hereto
and made a part hereof by reference as Exhibit A.
Section 2 . That the provisions of Ordinance No. G63-88
which permitted the establishment of a church are hereby
consolidated and are amended pursuant to the provisions of
Chapter 19 . 65 of the Elgin Municipal Code, 1976 , as amended,
for the following described real estate:
PART OF THE SOUTHEAST QUARTER OF THE SOUTHEAST
QUARTER OF SECTION 7 , TOWNSHIP 41 NORTH, RANGE 9
EAST OF THE THIRD PRINCIPAL MERIDIAN DESCRIBED AS
FOLLOWS: BEGINNING AT THE NORTHEAST CORNER OF THE
SOUTHEAST QUARTER OF THE SOUTHEAST QUARTER OF SAID
SECTION; THENCE SOUTH 1 DEGREE 33 MINUTES WEST ALONG
THE EAST LINE OF SAID SECTION 830 . 9 FEET TO THE
NORTH RIGHT-OF-WAY LINE OF STATE ROUTE 58 (EVANSTON
HIGHWAY) ; THENCE SOUTH 89 DEGREES 49 MINUTES WEST
ALONG SAID NORTH LINE 300 . 0 FEET; THENCE NORTH 1
DEGREE 33 MINUTES EAST PARALLEL WITH THE EAST LINE
OF SAID SECTION 818 . 7 FEET TO THE NORTH LINE OF THE
SOUTHEAST QUARTER OF THE SOUTHEAST QUARTER OF SAID
SECTION; THENCE NORTH 87 DEGREES 30 MINUTES ALONG
THE NORTH LINE 300 .4 FEET TO THE PLACE OF
BEGINNING, IN THE CITY OF ELGIN, COOK COUNTY,

subject to:
1 . Substantial conformance with the revised
site plan prepared by ABC Design Group, Ltd. , dated
October 28, 1994 .
2 . The following improvements and minor
changes to the above referenced site plan shall be
allowed subject to compliance with all applicable
codes and ordinances, and without requiring an
amendment to the conditional use ordinance:
-- adjustment to the location of parking
lots or buildings by 20 feet or less,
-- signs,
-- fences, and
-- obstructions in yards .
3 . Compliance with all applicable codes and
ordinances .
Section 3 . That Ordinance No. G63-88, entitled "An
Ordinance Classifying Certain Newly Annexed Territory and
Granting a Special Use for a Church" passed August 24 , 1988,
fek be and is hereby repealed.
Section 4 . That all ordinances or parts of ordinances in
conflict with the provisions of this ordinance be and are
hereby repealed.
Section 5 . That this ordinance shall be in full force
and effect from and after its passage in the manner provided
by law.
