AN ORDINANCE
RECLASSIFYING PROPERTY AT RANDALL AND BOWES ROAD
WHEREAS, written application has been made to reclassify
certain property located at Randall and Bowes Road from R-2
Single Family Residence District and R-4 General Residence
District, to R-2 Single Family Residence District, R-4 General
Residence District and B-3 Service Business District; and
WHEREAS, the Land Use Committee has conducted a public
hearing after due notice and submitted its written findings
and recommendations to the City Council; and
WHEREAS, the City Council has reviewed the
recommendations of the Land Use Committee and concurs in such
recommendations.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF
THE CITY OF ELGIN, ILLINOIS:
Section 1 . That Chapter 19 .08, Section 19 .08.020
entitled "Zoning District Map" of the Elgin Municipal Code,
rft 1976 , as amended, be and the same in hereby further amended by
adding thereto the following paragraph:
"The boundaries hereinafter laid out in the
'Zoning District Map' , as amended, be and are
hereby altered by excluding from the R-2 Single
Family Residence District and R-4 General Residence
District and including in the B-3 Service Business
District, the following described property:
The North 550 feet of the West 930 feet of the
East Half of the Southwest Quarter of Section 28,
Township 41 North, Range 8 East of the Third
Principal Meridian, in Kane County, Illinois. "
Section 2 . That Chapter 19 .08 , Section 19 .08 .020
entitled "Zoning District, Map, of the Elgin Municipal Code,
1976 , as amended, be and the same is hereby further amended by
adding thereto the following paragraph:
"That the boundaries hereinafter laid out in
the 'Zoning District Map' , as amended, be and are
hereby altered by excluding from the R-2 Single
Family Residence District and R-4 General Residence
District, and including in the R-4 General
Residence District, the following described

minutes East, a distance of 625 . 0 feet; thence
South 59 degrees 30 minutes West, a distance of 320
feet; thence South 65 degrees 30 minutes West, a
distance of 310 feet; thence South 54 degrees 30
minutes West, a distance of 130. 0 feet; thence
South 38 degrees 00 minutes West, a distance of 320
feet; thence North 90 degrees West, a distance of
176 .73 feet to the West line of said East Half of
Southwest Quarter of Section 28; thence North 0
degrees 34 minutes 14 seconds East, along said West
line a distance of 1236 . 41 feet; thence North 90
degrees East a distance of 930 . 0 feet to the place
of beginning all in Kane County, Illinois. "
Section 4 . That the reclassification of the above
described properties be and is hereby subject to the following
conditions:
1 . Access to Bowes Road shall align with
approved points of access to Woodbridge North
Subdivision and the Glens of College Green
Subdivision, and one additional point of access
along the east line of the commercial property.
eft 2 . No access to Randall Road.
3 . Compliance with all other applicable codes
and ordinances.
Section 5 . That this ordinance shall be in full force
and effect from and after its passage and approval in the
manner provided by law and shall be published in pamphlet form
by authority of the City Council.
