AN ORDINANCE
RECLASSIFYING PROPERTY ON NORTH McLEAN BOULEVARD
AND BIG TIMBER ROAD
WHEREAS, written application has been made to reclassify certain property
located on the west side of North McLean Boulevard, north of Big Timber Road, and on
the north side of Big Timber Road, west of North McLean Boulevard from M-1 Limited
Manufacturing District to B-3 Service Business District; and
WHEREAS, the Land Use Committee has conducted a public hearing after due
notice and submitted its written findings and recommendations to the City Council; and
WHEREAS, the City Council has reviewed the recommendations of the Land Use
Committee and concurs in such recommendations.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
ELGIN, ILLINOIS:
Section I. That Chapter 19.08, Section 19.08.020, entitled "Zoning District Map"
of the Elgin Municipal Code, 1976, as amended, be and the same is hereby further
amended by adding thereto the following paragraph:
"The boundaries hereinbefore laid out in the 'Zoning District Map', as
amended, be and are hereby altered by excluding from the M-1 Limited
Manufacturing District and including in the B-3 Service Business District,
the following described property:
Parcel I
Lots 2 and 3 in Commerce Center Subdivision, being a subdivision of
part of Section 3, Township 41 North, Range 8 East of the Third Principal
Meridian.
Parcel 2
That part of said Section 3, Township 41 North, Range 8 East of the
Third Principal Meridian, described as follows: Beginning at the Northeast
Corner of Lot I of said Commerce Center Subdivision (said point being in
the center line of McLean Boulevard); thence North 89 degrees 45 minutes
45 seconds West along the North line of said Lot I to the Northwest Corner
thereof; thence North 0 degrees 39 minutes 31 seconds West along the
northerly extension of the West line of said Lot I, a distance of 345.56 feet
to a line drawn 150.00 feet South of and parallel to the South line of
Century Oaks West Unit 3; thence South 88 degrees 34 minutes 04 seconds
East along said parallel line 330.62 feet to the center line of McLean
Boulevard; thence South 0 degrees 39 minutes 31 seconds East along said
center line 338.67 feet to the point of beginning. Also, that part described
as follows: Beginning at the Southwest Corner of said Lot 3; thence North
89 degrees 45 minutes 45 seconds West along the North line of property
described in deed Document No. 1545001, a distance of 450.0 feet; thence

said street). Upon construction of said north-south street one access point
shall be permitted which is to be located at least 125 feet from the Big
Timber Road right-of-way.
Section 3. That this ordinance shall be in full force and effect from and after its
passage and approval in the manner provided by law and shall be published in pamphlet
form by authority of the City Council.
