AN ORDINANCE
CLASSIFYING CERTAIN NEWLY ANNEXED TERRITORY AND GRANTING A
SPECIAL USE FOR A PLANNED UNIT DEVELOPMENT
(462 and 472 North McLean Boulevard)
WHEREAS, the territory herein described has been annexed to the City of Elgin;
and
WHEREAS, written application has been made to classify said territory in the 0
Limited Office District and R-4 General Residence District with a special use for a
planned unit development; and
WHEREAS, after due notice in the manner provided by law the Land Use
Committee conducted a public hearing concerning said application and has submitted its
written findings and recommendation; and
WHEREAS, the City Council of the City of Elgin, Illinois, has reviewed the findings
and recommendations of the Land Use Committee and concurs in its recommendation.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
ELGIN, ILLINOIS:
Section 1. That Chapter 19.08, Section 19.08.020, entitled "Zoning District Map"
r of the Elgin Municipal Code, 1976, as amended, be and the same is hereby further
amended by adding thereto the following paragraph:
"The boundaries hereinbefore laid out in the 'Zoning District Map', as
amended, be and are hereby altered by including in the 0 Limited Office,
the following described property:
That part of the Southwest quarter of Section 10, Township 41 North,
Range 8 East of the Third Principal Meridian, described as follows:
Beginning at the Southeast corner of said Southwest quarter; thence
Westerly, along the South line of the said Southwest quarter, a distance of
306.00 feet; thence Northerly, parallel with the East line of said Southwest
quarter, a distance of 196.30 feet; thence Easterly, parallel with the said
South line of the Southwest quarter, a distance of 306.00 feet to the said
East line of the Southwest quarter; thence Southerly, along said East line, a
distance of 306.00 feet to the point of beginning. Being situated in the
Township of Elgin, Kane County, Illinois."
Section 2. That Chapter 19.08, Section 19.08.020, entitled "Zoning District Map"

Commencing at the Southeast corner of said Southwest quarter; thence
Westerly, along the South line of the said Southwest quarter, a distance of
306.00 feet for the point of beginning; thence Northerly, parallel with the
East line of said Southwest quarter, a distance of 196.30 feet; thence
Westerly, parallel with the said South line of the Southwest quarter, a
distance of 320.39 feet to a line drawn prallel with and 70.00 feet East of
the center line of Triggs Avenue extended Northerly; thence Southerly,
along said parallel line, a distance of 196.20 feet to the said South line of
the Southwest quarter; thence Easterly, along the aforesaid South line of
the Southwest quarter, a distance of 315.38 feet to the point of beginning.
Being situated in the Township of Elgin, Kane County, Illinois."
Section 3. That the City Council of the City of Elgin hereby adopts the findings
of fact made by the Elgin Land Use Committee, a copy of which is attached hereto as
Exhibit A and incorporated herein by reference.
Section 4. That a special use permit for the use of the subject property as a
planned unit development is hereby granted subject to the terms and conditions of the
agreement for the annexation of the property described by and between the City of Elgin
and the owners of record, a copy of which has been filed with the City Clerk.
Section 5. That this ordinance shall be in full force and effect from and after its
elk passage and approval in the manner provided by law and shall be published in pamphlet
form by authority of the City Council.
