HomeMy WebLinkAboutG8-79 Ordinance No. G8-79 AN ORDINANCE RECLASSIFYING PROPERTY AT 338 McLEAN BOULEVARD AND GRANTING A SPECIAL USE WHEREAS, AMOCO Oil Company has made written application for the reclassification of certain property located at 338 McLean Boulevard, Elgin, Illinois, from B-3, Service Business District, to B-4, General Service District, with a special use for the operation and maintenance of an automobile laundry; and WHEREAS, the Land Use Committee conducted a public hearing on said application after giving due notice of said hearing in the manner provided by law; and WHEREAS, the Land Use Committee has recommended that the City Council grant the application subject to certain conditions; and WHEREAS, the City Council has reviewed the recommendations of the Land Use Committee and concurs in said recommendations. NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ELGIN, ILLINOIS; Section 1. That Chapter 19.08, Section 19.08.020 entitled "Zoning r District Map" of the Elgin Municipal Code, 1976, as amended, be and the same is hereby further amended by adding thereto the following paragraph: "The boundaries hereinbefore laid out in the 'Zoning District Map' , as amended, be and are hereby alted by exclud- ing from B-3, Service Business District, and including in B-4, General Service District, the following described property: That part of the Northwest Quarter of Section 22, Township 41 North, Range 8 East of the Third Principal Meridian, described as follows: Commencing at the Southwest corner of the said North- west Quarter; thence North along the West line of said Northwest Quarter 1048.67 feet; thence Easterly parallel with the South line of said Northwest Quarter, 2,587.58 feet to a point in the Westerly line of McLean Boulevard, said point being 45 feet Westerly of the center line of said McLean Boulevard, as measured along said , parallel line extended Easterly; thence Southerly along said Westerly line of McLean Boulevard, 126.95 feet for the place of beginning; thence Westerly parallel with the South line of said Northwest Quarter 150.0 feet; thence Southerly at right angles to the last described course, 142.09 feet to a point in the North- erly right of way line of F. A. Route 6; thence Southeasterly along said Northerly right of way line of F. A. Route 6, 115.51 feet; thence Northeasterly along said Northerly right of way line being along a line which forms an angle of 49 degrees 36 minutes to the left with the prolongation of the last described course, 20.4 feet to the Westerly line of McLean Boulevard; thence North- erly along said Westerly line of McLean Boulevard, 150.0 feet to the place of beginning, in the City of Elgin, Kane County, Illinois." Section 2. That it hereby finds that a special use for an automobile laundry in conjunction with an automobile service station on the subject property is necessary for the public convenience at that location in pro- viding motorists with full autmobile service; The City Council further finds that the proposed automobile laundry is so designed, located and proposed to be operated that the public health, safety and welfare will be protected in that the establishment of said facilities will not require any additional buildings and is proposed to be provided by the conversion of an existing service bay and that the increase of automobile traffic at the subject property will not increase more than 10 to 15 percent; and The City Council further finds that the proposed special use will not cause substantial injury to the value of other property in the neighborhood in which it is located as said property is located in a commercial district and the proposed use is compatible with surrounding uses. Section 3. That a special use permit be and is hereby granted to the AMOCO Oil Company for the establishment and maintenance of an automobile laundry on the premises described above subject to the following conditions: 1. That the southerly property line shall be screened with dense hedges; 2. That the stacking area for automobiles shall be striped so as to provide directional guidance; 3. That no parking shall be permitted along the north side of the building; 4. That ten striped parking spaces shall be provided along the southerly property line. Section 4. That this ordinance shall be in full force and effect from and after its passage and publication in the manner provided by law. s/ Richard L . Verbic Richard L.
