rift AN ORDINANCE
GRANTING A SPECIAL USE FOR AN OFF-STREET PARKING LOT AT
932 EAST CHICAGO STREET
WHEREAS, written application has been made for a special use for an
off-street parking lot at 932 East Chicago Street, Elgin, Illinois; and
WHEREAS, the Plan Commission has prepared and forwarded its written
report to the Zoning Board of Appeals and the City Council; and
WHEREAS, a public hearing has been held by the Zoning Board of
Appeals after due notice by publication as provided by state statute and
the Elgin Zoning Ordinance; and
WHEREAS, the Zoning Board of Appeals has submitted its findings and
recommendations to the City Council.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
ELGIN, ILLINOIS:
Section 1. That the City Council hereby finds that the proposed special
use will improve the neighborhood in which it is located; it will promote the
public health, safety and welfare; and that the provision of off-street park-
ing is necessary for the public convenience and- that the proposed use will not
e cause substantial injury to the value of other property in the neighborhood in
which it is located.
Section 2. That a special use be and is hereby granted for off-street
parking on the following described premises:
"Lot 2 of Engelmann's Flowerwood Addition in the City of
Elgin, Cook County, Illinois."
commonly known as 932 East Chicago Street, Elgin, Illinois, subject to the
following conditions:
1. Customer parking be developed only on the southerly 200
feet of the R-3 property.
2. That the parking lots be constructed in accordance with
the off-street parking ordinance now in effect, with final work
on the entranceway to be completed within one year of the comple-
tion of engineering plans for the Route 19 improvements.
3. That the area shown for future landscaping be developed
within one year after completion of the Route 19 improvements.
Section 3. That this ordinance shall be in full force and effect from
and after its passage in the manner provided by law and shall be published in
pamphlet form by authority of the City Council.
