HomeMy WebLinkAboutG42-76 Ordinance No. G42-76 AN ORDINANCE AMENDING THE ELGIN ZONING ORDINANCE RECLASSIFYING CERTAIN PROPERTY LOCATED AT 1010 DUNDEE AVENUE WHEREAS, written application has been made to reclassify certain property located at 1010 Dundee Avenue from B-3, Service Business District, to R-4, General Residence District; and WHEREAS, the Land Use Committee has conducted a public hearing after due notice and submitted its report and recommendations to the City Council; and WHEREAS, the City Council has reviewed the recommendations of the Land Use Committee and concurs in such recommendations. NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ELGIN, ILLINOIS: Section 1. That Subsection B of Section 21-106 of Chapter 21 of the City Code of Elgin, Illinois, as amended, be and the same is hereby further amended by adding thereto the following paragraph: "The boundaries hereinbefore laid out in the 'Zoning District Map' , as amended, be and are hereby altered by excluding from B-3, Service Business District, and including in R-4, General Residence District, the following described property: Lot 10, Block 1 of R. N. Botsford's Addition to the City of Elgin, Kane County, Illinois." subject to the following conditions determined necessary to protect the public health, safety and welfare: 1. That no off-street parking be allowed in the front yard facing Dundee Avenue. 2. That a five space parking lot be constructed on the Morton Avenue side in full compliance with the off-street parking ordinance. 3. That no building permits be issued until a complete set of building and site plans have been submitted and approved. Section 3. That this ordinance shall be in full force and effect from and after its passage and approval in the manner provided by law and shall be published in pamphlet form by order of the City Council. s/ Richard L.
