AN ORDINANCE
AMENDING THE ELGIN ZONING ORDINANCE RECLASSIFYING CERTAIN PROPERTY
LOCATED AT 150 WILLARD AVENUE
WHEREAS, written application has been made to reclassify certain
property located at 150 Willard Avenue from B-4, General Service District,
to M-1, Limited Manufacturing District; and
WHEREAS, the Land Use Committee has conducted a public hearing after
due notice and submitted its report and recommendations to the City Council;
and
WHEREAS, the City Council has reviewed the recommendations of the
Land Use Committee and concurs in such recommendations.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF ELGIN,
ILLINOIS:
Section 1. That Subsection B of Section 21-106 of Chapter 21 of the
City Code of Elgin, Illinois, as amended, be and the same is hereby further
amended by adding thereto the following paragraph:
"The boundaries hereinbefore laid out in the 'Zoning District
Map' , as amended, be and are hereby altered by excluding from B-4,
General Service District, and including in M-1, Limited Manufacturing
District, the following described property:
The North 107.29 feet of that part of Lot 22 in County Clerk's
Division of unsubdivided lands in the South half of Section 18,
Township 41 North, Range 9, East of the Third Principal Meridian
bounded by a line and described as follows: Beginning in the West
line of said Lot 22 at a point 33.0 feet South of the Northwest
corner of said Lot 22 thence East parallel with the North line of
said Lot 22, 308.66 feet to the East line of said Lot 22; thence
South along the East line of said Lot 22, 107.29 feet; thence west
parallel with the North line of said Lot 22, 183.0 feet; thence
South parallel with the East line of said Lot 22, 283.0 feet,
thence West parallel with the North line of said Lot 22, 124.94
feet to the West line of said Lot 22; thence North along the
West line of said Lot 22, 390.29 feet to the place of beginning,
in the City of Elgin, Cook County, Illinois. (Commonly known as
150 Willard Avenue) .
subject to the following conditions necessary to protect the public health,
safety and welfare:
1. That the Northerly 33 feet of said property be dedicated
for right of way purposes.
2. That development shall be in compliance with the develop-
ment and subdivision regulations and the flood plain regulations
contained therein.
Section 2. That this ordinance shall be in full force and effect from
and after its passage and approval in the manner provided by law and shall
be published in pamphlet form by order of the City Council.
