AN ORDINANCE
REZONING CERTAIN PROPERTY WITHIN CENTURY OAKS WEST SUBDIVISION
FROM R-4 TO R-3
WHEREAS, written application has been made to reclassify certain
property within Century Oaks West Subdivision, Elgin, Illinois, from
R-4, General Residence District, to R-3, Two-Family Residence District;
and
WHEREAS, the Plan Commission has submitted its recommendations to
the Zoning Board of Appeals and the City Council; and
WHEREAS, the Zoning Board held a public hearing after due notice
as required by law and has recommended approval of said application.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
ELGIN, ILLINOIS:
Section 1. That Subsection b of Section 21-106, Chapter 21 of the
City Code of Elgin, Illinois, as amended, be and the same is hereby
amended by adding to it the following paragraph:
"That the boundaries hereinbefore described and laid out
in the 'Zoning District Map, ' as amended, be and are hereby
altered by including in the R-3, Two-Family Residence District,
and deleting from R-4, General Residence District, the follow-
ing described premises:
That part of the Northwest Quarter of Section 3, and the
East Half of Frational Section 4, Township 41 North, Range 8
East of the Third Principal Meridian, described as follows:
Commencing at the intersection of the North line of the North-
west Quarter of said Section 3, with the Center line of Sleepy
Hollow Road; thence Southerly along said Center line, a distance
of 355.33 feet; thence Westerly at right angles to the last
described course a distance of 60.0 feet; thence Westerly along
the prolongation of the last described course a distance of
142.21 feet for the place of beginning; thence Southwesterly
along a curve to the right having a radius of 368.84 feet
(chord of said curve forms an angle of 75 degrees, 58 minutes,
10 seconds to the left with the prolongation of the last
described course), a distance of 167.07 feet; thence South-
westerly along a curve to the right having a radius of 442.41
feet (chord of said curve forms an angle of 9 degrees 58 minutes,
20 seconds to the right with the prolongation of the last described
chord), a distance of 478.74 feet; thence Westerly along a line
that forms an angle of 30 degrees, 59 minutes, 50 seconds to the
right with the prolongation of the last described chord, a
distance of 581.27 feet; thence Southwesterly along a line that
forms an angle of 6 degrees, 00 minutes to the left with the
prolongation of the last described course a distance of 533.27
feet; thence Southwesterly along a curve to the left having a
radius of 247A feet (chord of said curve forms an angle of
10 degrees, 7 minutes, 23 seconds to the left with the
prolongation of the last described course) a distance of
87.29 feet; thence Southerly along a line that forms an
angle of 70 degrees, 52 minutes, 37 seconds to the left with
the prolongation of the last described chord, a distance of
142.21 feet; thence Easterly at right angles to the last
described course a distance of 1758.76 feet; thence Northerly
along a line that forms an angle of 92 degrees, 9 minutes,
12 seconds to the left with the prolongation of the last
described course and being parallel to the Center line of
Sleepy Hollow Road, a distance of 706.76 feet; thence Westerly
at right angles to the last described course a distance of
142.21 feet =the place of beginning. Being situated in the
City of Elgin, Kane County, Illinois, and containing 12.375
acres more or less."
commonly known as Century Oaks West Subdivision.
Section 2. That all ordinances or parts of ordinances in conflict
with the provisions of this ordinance are hereby repealed.
Section 3. That this ordinance shall be in full force and effect
from and after its passage in the manner provided by law.
