r AN ORDINANCE
AMENDING CHAPTER 21 OF THE CITY CODE OF ELGIN , ILLINOIS ,
ENTITLED "THE ELGIN ZONING ORDINANCE" .
WHEREAS , a public hearing has been duly held pursuant
to the Statutes of the State of Illinois , and the provisions
of the Elgin Zoning Ordinance , and
WHEREAS , the Elgin Zoning Board of Appeals has transmitted
its recommendations to the City Council , all of which have
been duly considered .
NOW , THEREFORE , BE IT ORDAINED BY THE CITY COUNCIL OF
THE CITY OF ELGIN , ILLINOIS :
Section 1 . That Sub-Section B of Section 21-106 of
Chapter 21 of the City Code of Elgin , Illinois , as amended ,
be , and the same hereby is , amended by adding thereto ,
the following paragraph :
That the boundaries hereinbefore described and laid
out in the "Zoning District Map" , as amended ,
be , and they hereby are , altered by excluding from
R-4 , General Residence Residence District , and
including in R-6 , General Residence District, the
e` following described premises , to-wit :
Lots 7 , 8, 9 and 10 in Block 2 , S . Wilcox Add ' n . to
Elgin in the City of Elgin , Kane Co . , Illinois , and
also that part of the West half of Section 14 , Twp .
41 North , Range b East of the Third Principal Meridian ,
described as follows : Beginning on the South line of
Highland Ave . , at the Northeast corner of Lot 9 in
Block II of S . Wilcox ' s Add ' n . to Elgin thence South
along the East line of Block II aforesaid to the
Southeast corner of Lot 7 in said Block II , thence
East along the South line of said Lot 7 extended
Easterly 66 feet , thence North parallel with the
East line of Block II aforesaid to the South line of
Highland Ave. , thence Westerly along the South line
of said Highland Ave . to the point of beginning ,
( excepting therefrom that part lying East of a line
drawn from the Northeast corner thereof to a point
on the South line 14 . 6 feet West of the Southeast
corner thereof) .

Section 2 . In order that the public health , safety and
welfare will be protected , and in accordance with specific represen-
tations made by the petitioner requesting the reclassification
of the subject property to R-6 , General Residence District ,
the aforedescribed property has been reclassified upon
the following specific condition , to-wit :
That the developer of said tract shall provide not less
than 2 off-street automobile parking spaces , as defined and
controlled in the Elgin Zoning Ordinance , for each dwelling
unit ( including efficiency units ) , constructed on the premises .
Section 3 . That all ordinances or parts thereof in
conflict herewith be , and the same hereby are , repealed and
of no further force and effect.
Section 4 . That this ordinance shall be in full force
and effect from and after its passage as provided by law
and shall be published in pamphlet form by authority of the
City Council .
