AN ORDINANCE
AMENDING CHAPTER 21 OF THE CITY CODE OF ELGIN , ILLINOIS ,
ENTITLED "THE ELGIN ZONING ORDINANCE" .
WHEREAS , a public hearing has been duly held pursuant
to the Statutes of the State of Illinois , and the provisions
of the Elgin Zoning Ordinance , and
WHEREAS , the Elgin Zoning Board of Appeals has transmitted
its recommendations to the City Council , all of which have
been duly considered .
NOW , THEREFORE , BE IT ORDAINED BY THE CITY COUNCIL OF
THE CITY OF ELGIN , ILLINOIS :
Section 1 . That Sub-Section B of Section 21- 106 of
Chapter 21 of the City Code of Elgin , Illinois , as amended ,
be , and the same hereby is , amended by adding thereto ,
the following paragraph :
That the boundaries hereinbefore described and laid
out in the "Zoning District Map" , as amended ,
be , and they hereby are , altered by excluding from
R-2 , Single Family Residence District and R-4 ,
General Residence District, and including in R-6 ,
General Residence District , the following described
epremises , to-wit :
Lot D in Block III of S . Wilcox Addition to Elgin ,
and Lots 1 , 2 , 3 , and 4 in Block I of Crighton
Park Addition to Elgin , all in the City of Elgin ,
Kane County , Illinois .
Section 2 . In order that the public health , safety and
welfare will be protected , and in accordance with specific
representations made by the petitioner requesting the reclassi -
fication of the subject property to R-6 , General Residence
District , the aforedescribed property has been reclassified upon
the following specific conditions , to-wit :
1 . Said property will be developed in accordance with
the site plans and specifications submitted to the Elgin
Zoning Board of Appeals at the public hearing held relative
to this matter , which was known as Petition No . 14-71 .
2 . That there shall be not less than 81 enclosed off-street
automobile parking spaces and not less than 14 unenclosed
off-street parking spaces provided to serve the building
constructed on the premises .

3 . That the sanitary sewer line from said premises
shall be connected to the Mill Street Sanitary Sewer Line ,
which is treated at the North end treatment plant .
4 . That a drywell of not less than 4 ,000 gallon capacity
shall be constructed on the premises to collect storm water .
5 . That a building permit shall have been applied for ,
and issued , and construction of the improvements on said premises
shall have commenced , not later than 12 months from the effective
date of this Ordinance. In the event that this particular
condition is not met , the zoning classfication provided hereunder
shall forthwith terminate and become null and void and the tract
of land subject to this ordinance shall revert to its previous
zoning classifications .
Section 3 . That all ordinances or parts thereof in
conflict herewith be , and the same hereby are, repealed and
of no further force and effect .
Section 4 . That this ordinance shall be in full force
and effect from and after its passage as provided by law
and shall be published in pamphlet form by authority of the
City Council .
