We continually evaluate the projects budget, schedule, documentation, performance, and design to achieve the best results for our clients. Just as the construction industry has ' I recognized its need to evolve to keep pace with the ever growing complexity of the built environment, Informed Planning & Design extends from the objectives of a Lean production • ' system, to maximize value and minimize waste, capturing specific tools and techniques applied in a new project delivery method. One of the tools we use in the Informed Planning & Design process is our Construction Cost Analysis App. We've gathered historic cost information from our project portfolio and created a powerful data aggregation platform that our employees can access on their phones, tablets, or through company intranet to quickly analyze the cost significance of design decisions. The app adjusts for project location and escalation, and returns cost per square foot breakdowns by material and unit pricing allowing our design team to ensure projects are within budget even during conceptual and schematic design. Screen shots from this powerful tool are shown below. Advantages of thermal infrared thermography: • Facilitates detection of construction defects • Enables the capture of moving targets in real time • Measuring in areas where other methods are impossible or dangerous • Showing a visual image that helps in comparing r temperature differences over a large area • As a tool for building inspection infrared is extremely helpful in locating problems and affording repairs while the contractor is still on site We also use DRONE TECHNOLOGY to provide accurate data about site features. BIM can be thought of as an information database Cordogan Clark has effectively practiced IPD for more than reaching from project cost management to the"as-built"post- two decades, given its frequent and open collaboration with construction 3D model and operation of the facility. It can be owners, contractors and specialty prime subcontractors from used to actively manage the process every step of the way. the outset of the building delivery process on many projects. The primary purpose of BIM clash detection is to identify specific places where different models may overlap, creating compatibility problems. It is much easier and less costly to solve these problems at the design stage than when the actual building is nearly complete. Ale HEMMENS CULL URAL CENT ER I CORDOGAN CLARK 33 The addition of advanced 3D modeling in the construction "' process reduces or eliminates problems caused 1 by incompatible or clashing models from different experts. There are several advantages that BIM clash detection . ; provides, with the most important ones being presented below: • Easier sequencing and/or scheduling • Accurate estimates for the entire construction phase, leading to fewer accidents ^` • Faster construction and higher productivity ° • Fewer errors on all stages of a construction project • Smaller risks, lower overall costs, and drastically decreased material waste ti r 4 FARO LASER SCANNING Cordogan Clark uses FARO high resolution laser scanning for existing buildings. The FARO laser scanner is among the most advanced and accurate available, and we are the only architecture firm in the region that can provide this level of digital detail. Benefits of our BIM and FARO Laser Scanning deliverables include: • Design and pre-construction modeling and visualization • Live cloud-based model via BIM 360 platform (everyone has access), streamlined collaboration, and real-time information • The ability to determine potential problems and clashes before costly design or construction has occurred • More accurate cost, scheduling, & building efficiencies • Interoperability between disciplines involved in the building design and construction and facilities management that can be updated in real-time • Create heat maps indicating insulation displacement • Enables faster, more accurate, usable 3D documentation • Accelerates execution timelines • Minimizes field documentation and measurement times • Shrinks waste and rework costs 34 HEMMENS CULTURAL CEN1 ER CORDOGAN CLARK REFERENCES r 1 ►. This economical approach allowed concentration of resources on two iconic elements: a sweeping array of overhead reflectors and a diffusive oak screen that embraces the audience, conceals a retractable curtain, and gives the room its visual identity.
