NOTICE TO REMEDIATE AND OF DEMOLITION
To Parties of Record and All Interested Parties:
Please be advised and take notice that the City of Elgin("Elgin")has determined that the structure
on the premises referenced above (the "Premises") is open and vacant and is an immediate and
continuing hazard to the surrounding community pursuant to section 11-31-1(e) of the Illinois
Municipal Code (65 ILCS 5/11-31-1(e)); and further that the structure is dangerous, unsafe,
insanitary, and/or otherwise unfit for human occupancy pursuant to section 11-31-1(a) of the
Illinois Municipal Code (65 ILCS 5/11-31-1(a)), as well as the applicable provisions of Elgin's
Property Maintenance Code (Elgin Municipal Code, Chapter 16.12) and One- and Two-Family
Dwelling Code (Elgin Municipal Code, Chapter 16.36. You are being sent this Notice because
you have been identified either as an owner of record of the Premises, a beneficial owner of an
Illinois land trust having title to the Premises,a lienholder of record in the Premises,or as otherwise
having an interest in the Premises.
Please be further advised and take notice that Elgin intends to demolish, repair, or enclose the
building or remove any garbage, debris, or other hazardous, noxious, or unhealthy substances or
materials if such action is not taken by the owner or owners of the Premises within thirty(30)days
of the mailing of this Notice. Elgin shall further seek to recover any costs incurred by Elgin
relating to such actions. Pursuant to section 11-31-1(e), such costs shall constitute a lien on the
Premises.
