However, if not readily visible from the street, secondary buildings may have exterior substitute siding materials such as cement fiber board with appropriate trim and exposure and cementitious materials. F. should be of traditional materials if readily visible. For garages, wood paneled doors are more appropriate than paneled doors of vinyl, aluminum, or steel. Wood paneled overhead roll-up doors are widely available and are appropriate for new garages. For two car garages the use of two single doors instead of one larger double door is more appropriate for use in a historic district. However, one double is unacceptable for garages of less than twenty-two feet. G. should have windows in the garage doors are recommended, but windows may not be appropriate in every case for garage doors. H. should have raised panel steel doors are acceptable and should be painted to match the house and set off the relief of the panels. Staff Recommendation: 1. Staff recommends approval of the revised exterior features. Millikan: Recent drawing of garage was dropped off to the office by the applicant on Friday. Agenda material was copied and mailed the day before. (Copies were now distributed to the commissioners for consideration). Differences noted: 1-overhead door style; 2-service entrance door; and 3-windows. Stroud: Roof is a 10/12 pitch? Robin Cole (contractor): Yes, 10/12 pitch. Miller: Roof has an overhang on new drawing-vs- the drawing in the packet. Cole: The overhang is to havea tongue and groove soffit. Stroud: More common to have exposed boards. Miller: Can be exposed boards or boxed-in tongue and groove bead board. Cole: The arch on the overhead door window is "pop in" unit. Miller: Photo in D2 shows eves open all the way. Wiedmeyer: Exposure of 1-2' of board would be appropriate. Higher pitch roofs were enclosed, lower pitch roofs were typically open. Miller: Stem wall is 2 feet high? Cole: Grade will at about 8 inches. Stroud: How high is the stem wall at the back of the building? Cole: Approximately 18" above due to grading. Miller: I think the appearance is greatly changed with 2 feet of stem wall. Cole: Willing to paint the cement if necessary. House has a 2 foot cement foundation showing. Miller: Painting will not change the appearance. Stroud: With the neighboring retaining wall next to the garage, it will not look out of place. Wiedmeyer: Fairly short transition for grade. Briska: Could bring the wall done over part of the foundation. Cole: Willing to attach the siding lower on the front portion of the garage. Wiedmeyer: Best to bring the siding down to about 8 inches from grade. Both for appearance and for consideration of moisture from rain splatter and snow.
