PURPOSE
Consideration of Petition 12-99 Requesting Preliminary and
Final Plat Approval for a Subdivision to be known as Triad
Randall Lake Resubdivision, Property Located at 145 and 175
South Randall Road, by TRIAD Randall Lake LLC, as Applicant and
Owner.

BACKGROUND
An application has been filed by TRIAD Randall Lake LLC,
requesting preliminary and final plat approval for a
subdivision to be known as Triad Randall Lake Resubdivision.
The subject property is located at 145 and 175 South Randall
Road.
The City Council approved a conditional use for a commercial
planned development featuring the oil change business and car
wash (Ordinance No. G56-98) . The subdivision plat creates two
lots to facilitate the transfer of ownership of the parcels to
the individual businesses . The preliminary and final plat are
one and the same document (reference attached subdivision
review and final plat) .
UNRESOLVED ISSUES
None .
RECOMMENDATION
The Planning and Development Commission recommends approval of
the proposed resubdivision. On a motion to recommend approval
of Petition 12-99, the vote was six (6) yes and zero (0) no.

Lonnie,
I bet that you were beginning to wonder if you were ever going to see this.
In the first week of September we were finally able to disassociate the recoding of the plat from the granting of
the easement by the Post Office. Unfortunately, between the time that we commenced this process and now the
1998 taxes came due, so we had to wait for the Kane County Treasurer to finish logging in all of the Tax Bills so
that the Kane County Clerk could re-execute the plat to indicate that this years taxes were paid.
